About this file
This document is a Scope of Work for a Mechanical, Electrical, and Plumbing (MEP) Assessment project for the CVG Centre, a six-story, Class B office building located at 77 Comair Blvd in Erlanger, Kentucky, comprising approximately 135,610 square feet. The assessment aims to evaluate the condition, performance, and compliance of all MEP systems to support strategic planning and operational efficiency. The project will comprehensively assess mechanical (HVAC systems, ventilation, controls), electrical (power distribution, lighting, emergency systems), plumbing (water supply, drainage, fixtures), fire protection (sprinklers, alarms, detectors), building management systems, and extra-low voltage systems.
The deliverables will include a comprehensive MEP assessment report with system condition summaries, annotated floor plans, a deficiency list with photos, recommended corrective actions, and code compliance findings. Additional outputs will feature capital planning tools such as a lifecycle cost analysis by asset, rough order of magnitude estimates categorized by priority (Immediate, 1-3 years, 3-5 years), an executive summary for leadership review, and editable files including an Excel-based asset registry and cost matrix. The assessment is designed to provide detailed insights into the building's systems, supporting maintenance budgeting, capital planning, and operational decision-making.
