Project Number: 549-157R
Project Description: This project is a design-built project to address the reroofing of the VA Medical Center at Garland at 4 selected roofing areas: Medical Office Building approx. 22,000 sq. ft., the Warehouse approx. 20,000 sq. ft., Roof A approx. 43,000 sq. ft. and ED roof approx. 12,000 sq. ft. The project is to reroof and reinsulate these existing BUR roofing systems. The reroofing will involve multiple steps: 1. Conduct an infrared aerial survey of the VAMC at Garland to determine the current roof leaks along with generating CAD files of the roofing systems at both locations. 2. Provide temporary patching to minimize roof leaks and further interior damages, 3. Create plans to remove existing roofing, flashings, insulation and ACM, 4. re-insulate, replace parapet caps and flashing, renovate scuppers, HVAC curbs, utility penetrations and reroof with a TPO roofing membrane and associated mastics, and flashings. This plan will include access scaffolding, material storage, job site security, handling and disposing of ACM, general disposal of existing BUR and flashings and caps. The design plan may be staged into 3 phases to allow for roofing to start while the plans are being developed for later phases.

The storage area location will be provided at the NTP meeting. Contractor will broom clean and remove debris daily. Contractor will be responsible to maintain a clean work area. During demo and other work, all drains will be guarded to avoid debris from going onto the roof drains. After the roofing is complete, the contractor will camera and if required clean out drain and down spout lines. to the main city storm water lines or end of the exterior drain. Contractor must make sure drains are open and available to remove water from roofs at all time.
5. Contractor must be aware of current and pending weather conditions to avoid debris from coming off the roof and potential water infiltration and to protect the facility in the case of inclement weather. Contractor is to fence off the adjacent exterior ground level to avoid debris falling on pedestrians and vehicles.
6. Normal working hours will be Monday thru Friday 7:00 AM to 5:00 PM.
7. Weekend and after hours may not be done unless advance approval of the Contracting Officer is received.
8. Contractor will provide a final cleaning of each roof system. The work is to be scheduled as to avoid walking on finished roofs.
9. Contractor will provide a daily work log.
10. A/E firm associated with project will provide close out documents.
11. Contractor will supply submittals to A/E firm. A/E will relay submittals to COR with review information. COR and A/E firm will jointly approve submittals
