About this file

This is an Appendix C document outlining annual preventive maintenance (PM) services for HVAC systems required by the Rhode Island Army National Guard (RIARNG) at multiple facilities in Rhode Island. The scope of work encompasses maintenance, repair, replacement, and calibration services for diverse HVAC equipment and components located at four locations within Camp Fogarty in East Greenwich, RI, and at the Army Aviation Support Facility (AASF) in North Kingstown, RI. The systems subject to maintenance include gas-fired boilers, radiant tube heaters, electric heaters, heat exchangers, hot water systems, boiler pumps and variable frequency drives (VFDs), variable refrigerant flow (VRF) systems, air handling units (AHUs), rooftop units (RTUs), fan coil units (FCUs), makeup air units (MAUs), energy recovery ventilators (ERVs), chillers, cabinet heaters, ductwork insulation and repair, and various thermostatically controlled devices. Vendors must possess the technical capability to interface with, program, adjust, and calibrate Building Management System (BMS) controls associated with each facility.

The appendix specifies the technical and operational requirements for annual preventive maintenance services but does not contain specific pricing information, contract term details, bid response dates, or award timelines within this particular document. Qualified bidders must hold appropriate licensing and certifications as HVAC specialists and demonstrate capability to service the full range of equipment specified across the multiple facilities. Additional solicitation details, including pricing structures, contract duration, renewal options, and submission deadlines, are available through the state's public bid board system or WebProcure vendor portal.
