About this file
This is Addendum #2 issued by the Coquille Indian Tribe for the Learning Center Remodel Design-Build project, dated February 12, 2025. The addendum provides clarifications regarding the design document requirements, confirming that the 30%, 60%, and 90% design documents refer to Design Development (DD) level drawings, with the period between May 9, 2025 (90% deadline) and May 30, 2025 being allocated for transitioning these into the 100% construction document set.
The addendum clarifies that the Phase I funding of $75,000 will cover both design development (DD) and construction documents (CDs), correcting a previous misunderstanding that CD phase would be funded from the $2 million budget in Phase II. Additionally, it notes that programming is expected to be 80% complete by contract issuance. The document includes the Coquille Indian Tribe logo and maintains standard addendum formatting with clear question-and-answer sections addressing contractor inquiries about the project scope and timeline.

Learning Center Remodel Design-Build
Addendum #2
February 12, 2025
This Addendum is hereby issued to inform you of the following revisions and or clarifications to the above-referenced RFP and/or the Contract Documents for the Project, to the extent they have been modified herein. Any conflict or inconsistency between this Addendum and the Solicitation
Document or any previous addenda will be resolved in favor of this Addendum. Proposals shall conform to this Addendum. Unless specifically changed by this Addendum, all other requirements, terms and conditions of the Solicitation Document and or Contract Documents, and any previous addenda, remain unchanged and can be modified only in writing by CIT. The following changes are hereby made:
• Additional Questions Received o When you refer to "design documents," are you specifically referencing Design
Development (DD) level drawings?
The reference to the 30%, 60%, and 90% design documents in the project schedule does refer to Design Development level drawings. The &me between the 90% deadline (May 9, 2025) and the Phase I Design Comple&on, including
100% construc&on set (May 30, 2025), is intended to transi&on the Design
Development level drawings into the 100% construc&on set.
o Construc&on Document Set Comple&on: Your schedule indicates that the "100% construc&on set" will be completed by May 30, 2025. Can you confirm if this refers to a
100% Construc&on Document (CD) set?
Correct, the “100% construc&on set” refers to a 100% Construc&on Document
Set.
o Phase 1 Fee and Budget Alloca&on: During the mee&ng, it was men&oned that the
$75,000 Phase 1 fee would cover the Design Development (DD) drawings, while the
Construc&on Document (CD) phase would be funded in the second phase of the project from the $2 million budget. Can you confirm if this understanding is correct?
This is incorrect. The funding for Phase I of this project is to cover both design development (DD) and construc&on documents (CDs). We cannot speculate what the future funding will cover at this point.
o Detailed Program Issuance: Will a detailed program be issued before the start of Phase
I?
We are currently working through programming and expect to be 80% complete by contract issuance.
