About this file

The document is a Pole Barn Feasibility Study prepared by THA Architects Engineers for Washtenaw County's Western Service Center, located at 705 N. Zeeb Road in Ann Arbor, Michigan. In July 2023, the county hired THA to conduct a study examining the potential for constructing a new pole barn storage building west of the existing parking lot, with the goal of determining site feasibility, building size options, and associated budget costs. The study evaluated three potential building sizes (100' x 60', 125' x 80', and 200' x 120'), ultimately recommending against the largest option. The proposed buildings are designed to accommodate various county equipment, including a combination sewer cleaner, trailers, front-end loader, boom mower, and other maintenance vehicles and tools.

The feasibility study details specific space requirements, including a tool room, staff workspace, toilet facilities, and outdoor material storage areas. The recommended location is in the northeast corner of the site, chosen to minimize grading work and optimize vehicular access. The proposed 100' x 60' building includes a 60' x 20' covered storage area, with provisions for both indoor heated spaces and outdoor covered storage for different types of equipment. The study also addresses infrastructure needs such as electrical outlets, water connections, emergency shower, and considerations for future expansion, including potential office space for 10-12 permanent staff. The design prioritizes functional layout, equipment accessibility, and efficient use of the site's topography.

WASHTENAW COUNTY

WESTERN SERVICE CENTER

POLE BARN FEASIBILITY STUDY

705 N. ZEEB ROAD, ANN ARBOR, MI 48107

THA# 22-032

NOVEMBER 1, 2023

INTRODUCTION

In July of 2023, Washtenaw County hired THA Architects Engineers to conduct a study of the site area west of the

Washtenaw County Western Service Center parking lot to determine if this area could accommodate a new pole barn storage building and also to determine the associated budget costs to complete this project.

THA worked with Washtenaw County’s Director of Facilities, Jason Fee, and also Nicholas Woods and Steve Wilson, Project Managers for Washtenaw County Facilities to discuss the size and the storage use for the new building. The study was to look at three different building sizes along with the different types and sizes of equipment to be stored both inside and outside of the buildings and determine the best way to locate them on the site. Since some of the equipment is very large, we also had to take the vehicular traffic in and out of the building into consideration.

The site area to be utilized currently has some vehicles and trailers parked/stored near the edge of the current parking area as well as an area of solar panels. The solar panels are at the end of their useful life and are to be replaced, so the current location is not to be considered a limitation in determining the location of the pole barn storage building.

Since the site also slopes with a 6 foot plus change of grade, creating a low point in the south portion of the site, we have found that the best area to locate the new building is nearest to the northeast corner, since this allows for less grading work around the building and vehicular access.

WASHTENAW COUNTY - POLE BARN FEASIBILITY STUDY

PLAN DESIGN

In a preliminary review with Jason Fee and Nicholas Woods it was determined that the larger 200’ X 120’ pole barn would not be required.

PROPOSED BUILDING PLANS

The following Proposed Plans were then created to demonstrate how the needs identified could be accomplished for both the 100’ X 60’ Building with Covered Storage and the 125’ X 80’ Building.
