Questions & Answers - Greenville Animal Care Roof Replacement

This document is a Questions and Answers response file prepared by WM Building Envelope Consultants, LLC for Greenville County, South Carolina regarding the Selective Roof Replacement project at Animal Care Services (WMBE Project Number 2025-210). The project involves replacement of roof systems across multiple buildings, including removal and installation of shingle roofs with synthetic felt and self-adhered underlayment, replacement of low slope single-ply membranes, and comprehensive associated work including new gutters, downspouts, drip edge, fascia metal, sheet metal flashing, roof drains, and insulation systems. The document clarifies 34 technical specifications and requirements covering materials, installation methods, safety protocols, and project procedures, addressing bidder questions submitted prior to proposal submission. Key specifications include the requirement for 24-gauge Kynar prefinished metal on low slope roofs, full sheet ice and water shield installation, prefabricated wood supports, 6-inch seamless gutters with 4x5-inch downspouts, raised equipment to 8-inch minimum height, new cast iron drain bowls with stainless steel fasteners, and tapered insulation at transitions and crickets.

The file establishes comprehensive contractual and operational requirements for the contractor, including safety mandates such as overhead protection and eight-foot scaffolding extensions at all ingress and egress points with OSHA compliance, chain link fencing around lay down areas, and contractor responsibility for interior protection and complete project cleanup. Contractors must coordinate with licensed electricians and plumbers for HVAC and plumbing work, provide proper weather protection and securing for all stored materials, conduct flood testing of roof drains with plugging and pipe connection verification, and inspect and clear all existing roof drains prior to work commencement. Material and installation standards require ES-1 compliance for shop-fabricated sheet metal, either .040 aluminum or 24-gauge galvalume, hand cleaning of single-ply systems using only approved manufacturer products without pressure washing, ground repairs matching existing conditions (concrete matching or sod replacement), and standing seam joints for coping at parapet walls. The contractor must provide a three-year workmanship warranty on all completed work and facilitate the manufacturer's lifetime warranty requirement, with metal color selection to be determined by the Owner prior to material ordering and submittal reviews conducted during installation mockups.
