The project encompasses selective demolition, limited roofing repair, contract finishes, and mechanical, electrical, and networking installations across four interior spaces. The renovation scope includes extending electrical outlets, receptacles, and telecommunications devices affected by new gypsum wall construction; integrating fire alarm systems compatible with the existing Fire-Lite Alarms MS-9200UDLS panel; raising sprinkler mains to accommodate proposed ceiling heights; removing and replacing flooring in one conference room; and patching roof areas where old equipment is being removed. Proposals are due July 28, 2026 at 1:00 PM EDT, with a non-mandatory pre-bid meeting scheduled for July 8, 2026 at 10:00 AM at the project site. Construction is estimated to begin in September 2026, with substantial completion targeted at seven months from start and final completion 60 days thereafter. The contract requires a single base bid price for all renovation work and a 5% bid surety bond or certified check. Prior to award, the successful vendor must provide 100% payment and performance bonds and maintain general liability insurance of $1 million per occurrence, workers' compensation insurance of $100,000 each accident, and automobile liability insurance of $1 million each occurrence. Contract administrative fees of 0.33% of total contract value will be withheld from invoices in accordance with Rhode Island General Laws. The Q&A clarifies technical requirements including field verification of existing systems, preparation of a complete fire alarm one-line diagram, compatibility of new electrical breakers with the existing panelboard, and coordination of final mounting locations with the Architect. No project allowances are included in the bid, and the contractor is responsible for fire marshal review fees and building permit fees.
