The document provides clarifications on various technical aspects of the renovation project, including electrical panel requirements, excavation procedures, floor refinishing specifications, and kitchen installations. The Q&A addresses five specific contractor questions from a previous solicitation process.

QUESTIONS & ANSWERS

FROM PREVIOIUS SOLICITATION PROCESS

Sitka Sedge State Natural Area Residence Renovation Project

CLARIFICATIONS AND RESPONSE(S) TO QUESTIONS

The following provides OPRD’s answers to questions received during the previous solicitations. The information provided below is for clarification purposes only and does NOT constitute a change to the solicitation documents or requirements.

1. QUESTION: Will the current electrical panel need to be updated?

OPRD RESPONSE: It is OPRD’s intent to utilize the current electrical panel. See Attachment A Technical Specifications Section 16010 General Electrical Provisions, 1.01(A). If it is determined during construction that the panel will need to be upgraded, OPRD and the Contractor will negotiate a Change Order for the additional Work.

2. QUESTION: Can we place excavated dirt on-site?

OPRD RESPONSE: See Attachment A, Technical Specifications Section 02200 Earthwork 3.01.

3. QUESTION: Regarding refinishing of existing floors in living room: Is it assumed that there is wood flooring underneath the wood stove that will be removed during construction, or is contractor to furnish and install new wood flooring and finish to match existing?

OPRD RESPONSE: Bidders are to assume there is existing wood flooring underneath the wood stove. If there is no wood flooring or flooring cannot be salvaged after removal of wood stove concrete pad, then Owner and Contractor will negotiate a Change Order for the additional materials and work required to replace flooring.

4. QUESTION: Will Owner provide the range hood and Contractor install, or is Contractor responsible for furnishing and installing the range hood?

OPRD RESPONSE: Owner will provide range hood. Contractor will install. Drawing A-601 Interior Elevations, Detail C3 will be updated in the contract to show OFCI.

5. QUESTION: Kitchen cabinets, doors and hardware – Do we include the cost of the cabinets/hardware etc. in the Base Bid for line item #5, or in Alternate 4?

OPRD RESPONSE: See Exhibit 1 Pricing Submittal Form.

1. CLARIFICATION: Bid Bond is required in amount of 10% of Base Bid only.
