About this file
This document is a Questions and Answers document for the City of Lafayette's Starkey Building Renovation project (RFP-24-08-ACRD), involving a Design-Build construction opportunity for renovating a 1,200 square foot single-story structure into a community hub. The Q&A document, dated 07/17/2024 and 07/18/2024, covers multiple clarification points from potential bidders regarding project specifications, including scope limitations, design requirements, and project expectations. Key project elements include upgrading electrical and plumbing systems, potentially adding acoustic design features like group meeting monitors and outdoor speakers, and installing a new hot water heater, while excluding certain systems like fire alarms, sprinklers, and HVAC components.
The project will be procured as a Guaranteed Maximum Price (GMP) Design-Build contract, with the City of Lafayette responsible for permit costs, use taxes, water tap fees, and internet service installation. Design-build teams are expected to provide professional design services, particularly for low voltage systems, and must comply with prevailing wage requirements. No landscape architecture, drainage studies, or extensive environmental assessments are currently anticipated. The City will work collaboratively with the selected design-build team to verify existing conditions, as original building documentation is limited. Exterior work, such as an ADA ramp, may require additional planning or site development review.
