Area 500 Temporary Trailers, Corona, CA

1. Section C, 5 Requirements, 8.7.2 states that “Grading must slope water away from the modular trailer site”.

a. Is there an existing topographical map of the area?

No. Google Earth has elevations for determining slopes/grades

2. Section C, 5 Requirements 8.8.3 At all pier pad locations, soil must be compacted to 95%

a. Is there a geotechnical report for the area?

No geotech report. Typical soils in this area compact to 3,000 PSF

b. If not, how deep would you require the over ex and re-compaction to be?

Grub/excavate 18”

3. Will the project require civil engineering to include a PE stamped plans for:

a. Site planYES
b. Grading planYES
c. Drainage planYES
d. Utility planYES
e. Erosion control & Storm Water protection plansNO

4. Section C, 5 Requirements 8.2 states that “Contractor shall provide six (6) floor mounted outlets centralized on each desk station per architectural concept.

a. Please confirm that each of the 168 cubicle workstations will require 6 floor mounted receptacles. This seems excessive and equates to over 1,000 receptacles.

Change to single gang flush mounted outlet per work station.

5. Section C, 5 Requirements 8.7.4.3.4 states that “Contractor shall bring over a 24 strand Single Mode cable from building 505. Termination in 505 will be SC connectors. Terminations in the 500 trailer will be SC connectors”

a. Please identify the location of the termination in Building 505

b. Please identify the acceptable pathway for the cable from Building 505 to the Area 500 trailers.

6. Section C, 5 Requirements 8.7.4.3.5 states that “Contractor shall bring over a 12 pair copper line from building 505 and mounted on the backboard in TR. A 12 pair copper connection point will be made available in bldg. 505.

7. Can the electrical distribution to the module panels be EMT Surface mounted?

Yes

8. What is the primary voltage at electrical point of connection?

240V

9. Please confirm if the existing overhead electrical at the adjacent power poles is adequate to serve the new modular building.

Yes

10. What is the minimum required clear ceiling height?

8 ft – 0 ” from floor to drop ceiling

11. Will a registered Fire Protection PE be required to wet stamp all fire sprinkler plans and calculations or will a NICET level IV engineer be adequate?

FPE

12. Can we distribute excess soil on site, or will this need to be exported?

Export

13. Will we be able to drive the modular units through the main gate to the building pad as one continuous process or will they need to be staged prior to setting on the building pad?

If the pad is ready for the modular unit, it may be one continuous process.

14. Will the Navy provide access to the secured area?

a. Will this access require removal of existing fence?

i. If so who is responsible for this task and subsequent temporary security while the fence is down.

A sliding gate will be opened for modular and worker access. The fence will never be down.

15. Is this solicitation subject to the Buy American Act?

Yes

16. Drawing C-1 Keynote 4 requires a ramp at two of the exterior doors.

a. Will the platform for the ramp also require stairs to the platform?

Elevations and ADA will dictate the need for stairs or ramps

17. Section C, 5 Requirements 1.3 states that “Contractor shall provide a Digital Alarm Communicator Transmitter (DACT) fire panel and monitoring alarm system capable of connecting to an automated response system.”

a. Please confirm that a stand-alone fire alarm system is acceptable as stated on the site inspection.

Must connect to DACT system

b. Please identify the make and model of the system that the Fire alarm system will need to communicate with.

Must communicate with existing system

18. Will the pad need to be certified by a geotechnical engineer before installation of the trailers?

No, a third party independent soils testing firm performing the soils bearing test can submit the soils bearing test for review and approval.

19. Are irrigation plans available to determine modifications required to the system?

No, site inspection necessary.

20. Are there as builts available to identify buried utilities?

a. If not, who is responsible for determining the location of existing underground utilities and other obstacles?

Utilities will be marked. Utility stub outs already in place for sewer and water.

21. Section C, 5 Requirements 6.3 “Landscaping: Contractor shall restore landscaping to previous condition after installation and removal.

a. Keep building pad No

b. Restore vegetation.

22. Will the existing sidewalk be utilized for site foot traffic to serve the new trailers?

Yes if design permits it

23. Please confirm what documentation is required as an acceptable response to the solicitation.

24. One other item you may wish to clarify is who is responsible for the pathway and cable, including conduit, for the data/comm fiber from building 505 to the 500 Area Trailers.

a. The Statement of Work specifies:

8.7.4.3.4 Contractor shall bring over a 24 strand Single Mode cable from building 505. Termination in 505 will be SC connectors. Terminations in 500 trailer will be SC connectors. From the old trailers, the contractor installed a 12 strand multi-mode fiber cable from 505 to the trailers. This cable is coiled up in the breezeway outside 505.

8.7.4.3.5 Contractor shall bring over a 12 pair copper line from building 505 and mounted on the backboard in TR. A 12 pair copper connection point will be made available in bldg. 505. Ultimately fiber from 505 to trailer needs to be installed. 12 strand multi-mode. It is questionable if the current fiber has enough length to reach the Telecom Room. If it does, than this cable can be used. If not, then a new 12 strand, OM1 multi-mode fiber cable needs to be installed between the two buildings.

b. The Q&A section of Amendment 02 states:

*Who is responsible for the main fiber and trunk cables coming into the building from the base, as well as conduit pathways?

NMCI is responsible for the network.

c. Please help clarify this apparent conflict as to who is responsible for this task.

The contractor is responsible for hooking it up.

25. Will there be any requirements for securing and/or monitoring access to the building?

a. IDS

b. Card readers

c. CCTV No. Core Cylinders: Provide removable core cylinders that are removable only with a special key or tool without disassembly of the knob or lockset. Cylinders shall be 7-pin type “Best” Core configuration. Exterior cores will be provided by the Security Manager. Interior cores will be provided by contractor with a minimum of 4 keys provided to each door.

26. Will you require a Janitor’s closet? (recommended) No
