Roof Membrane Assembly (IRMA) roof, Ethylene Propylene Diene Monomer (EPDM) roof, or other) and install a new Polyvinyl Chloride (PVC) roofing system. The existing roof deck is concrete, and details can be found in attachment c. As-Builts. The Contractor shall meet or exceed the following requirements at a minimum:
• The Contractor shall provide a roof plan that depicts the boundaries of the perimeter, corner attachments of the roof system components, roof drains, and scuppers. The roof plan shall display drainage to the existing roof drain locations.
• The Contractor shall remove and dispose of the existing roofing materials and utilize the existing roof deck. The Government may request up to 10% of removed insulation to be returned to the Government.
If the Government requests removed insulation, the Contractor shall band and palletize unmodified whole sections of removed insulation and coordinate delivery to the Government at a location on EAFB.
• When present, the Contractor shall remove all abandoned pipe, ductwork, and other penetrations no longer required. The openings shall be sealed flush with the existing roof deck using the same material as the roof decking system. If patches are required, the Contractor shall coordinate with the Government with proper location determinations. Any disturbed fireproofing coating shall be replaced with an equal substitute material.
• The Contractor shall coordinate the demolition of the existing roof membrane with the user of the facility and other Government representatives due to possible active radio antennas and other communication devices present on the roof. The Contractor shall protect penetrations to allow antennas wires at existing roof penetrations to remain. Work shall be done in a manner not to affect the ongoing mission of the user of the facility.
• The Contractor shall install a new Polyvinyl Chloride (PVC) roofing system with an average thermal resistance per unit area of R-40 and IAW the roofing system manufacturer’s recommendations and specifications. The roofing system shall be designed to meet the design loading requirements of EAFB.
The Contractor shall provide the Government with design calculations showing the roofing system and attachment methods are designed to meet UFC 3-301-01 for a wind speed of 110 MPH. The roofing system shall contain the following elements:
• The Contractor shall install a vapor barrier over the existing roof deck. The vapor barrier shall have a minimum thickness of 31 mils, IAW the roofing material manufacturer’s recommendations and requirements.
• The Contractor shall mechanically fastened polyisocyanurate (ISO) insulation board or polystyrene board insulation IAW Specifications, Section 07 22 00, Roof and Deck Insultation. The Contractor shall ensure proper drainage to the existing roof drains with the use of tapered insulation sections. Roof drainage shall be shown in the roof plan.
• The Contractor shall install a glass mat gypsum insulation cover board. The coverboard is to be installed directly below the roof membrane, shall be a minimum 1/2 inch thick, and conform to ASTM
C1177/C1177M for flame spread and smoke development when tested. The coverboard shall be mechanically attached IAW manufacturers’ recommendations and requirements.
• The Contractor shall install a reinforced weldable thermoplastic polyvinyl chloride (PVC) single-ply membrane, dark gray in color. The membrane shall be installed for the applicable wind uplift and meet all fire rating classifications. The single-ply membrane shall have a minimum nominal thickness of 60 mil and be internally reinforced with high-strength polyester rip resistant scrim. The scrim shall have a minimum thread pattern of 18 x 14 threads per inch and be constructed from an anti-wicking treated material. The roofing membrane shall be constructed of the same material above and below the scrim. No filler material will be used in the construction of the membrane. Fabricated deck sheets will be used to maximize the use of factory-controlled welds. Fabricated accessories, curbs, stacks, flashings and other roofing assemblies used shall be produced from the same PVC membrane material. No molded accessories shall be accepted. Two-way air pressure breather vents shall be installed at a minimum of 1 vent per 1000
SFT and IAW roof manufacture’s requirements. The vent locations shall be shown on the roof plan.
• The Contractor shall replace all existing roof drains with new PVC roof drain boots and strainers. The
Contractor shall remove all existing components necessary to complete the installation of new roof drains and IAW the manufacturer’s requirements. If necessary, the Contractor shall adjust the elevation of the existing scupper drains and roof drains to ensure proper roof drainage. Any patch work shall be with similar materials and meet all applicable codes. New scuppers shall be metal and have PVC skirts. All new drain bowls shall have a PVC sock that extends a minimum of 12” into the existing roof drain piping.
• The Contactor shall ensure all roof penetrations are watertight. Additionally, all pipe and conduit roof penetrations shall be installed with a tee or 90-degree bend to limit rainwater entry into the pipe. This shall include all vents.
• The Contactor shall replace the metal copings at the top of all parapet walls. The Contractor shall utilize a similar construction method as shown in the existing plans, be of the same design, and match the existing color or a dark bronze color.
