About this file

This is an Addendum No. 3 to a construction contract between Gordon State College and a general contractor for the Campuswide HVAC and Electrical Systems Renewal project (NBP #24075), issued on July 24, 2025, modifying the original Construction Documents dated June 12, 2025. The addendum addresses six key clarifications and modifications to the contract scope: the awarded contractor must possess a General Contractors license; dumpsters are to be supplied by the contractor; fume hood control work in the IC building must match existing JCI sequences; deductive alternates must each have clear, itemized pricing on the bid form with specific dollar amounts for work removal; laboratory air flow control system paragraphs 2.1.A, 2.1.B, and 2.1.C are not applicable to the constant volume exhaust fans with toggle switch operation, but paragraph 2.1.D regarding audible and visual alarms for low flow warning and emergency conditions should be added; and cooling coil CC-1&2 dimensions must be corrected to approximately 121" H x 124" W each to fit within the available opening of 132" H x 279" W while maintaining 500 feet per minute maximum air velocity at full airflow with up to 12 fins per inch, with all flows and performance capacities remaining unchanged.

No pricing information, funding sources, set-asides, incumbent contractor details, or contract term specifics are contained within this addendum document.

ADDENDUM NO. 3

A3 - 1

This Addendum forms part of the Contract Documents and modifies the original Construction Documents dated June 12, 2025. The contract documents are herein amended under the date of July 24, 2025 as follows:

Responses to Questions

1) What is was the final decision about bids being submitted with GC licensing?

1a) The company responsible for signing the contract must have a General Contractors license.

2) Are dumpsters to be supplied by the Contractor?

2a) Yes.

3) What is the scope of control work related to the fume hoods in the IC building?

3a) Match the existing control scope. The awarded contractor will review the existing JCI sequences and match the sequence of operations with the new control system.

4) Can you clarify the deductive alternate intent?

4a) Everything in the drawings and specs is to be priced as part of the base bid as a single, total cost. Assign clear line item prices to each deductive alternate listed, as in, “If Deductive Alternate E1 is taken and no work is done associated with re-lighting the Auditorium, reduce the base bid by $X amount.” Make sure each deductive alternate has a clear price associated with it on the bid form.

5) It was determined that the fume hoods are constant volume, exhaust fans that are turned on with toggle switch on hood face. The air flow is not variable. All sashes are vertical rising. As such, are 23 3512 - LABORATORY AIR FLOW CONTROL SYSTEM paragraphs 2.1.A, 2.1.B and 2.1.c applicable?

5a) No, Paragraphs 2.1.A, 2.1.B and 2.1.C are not applicable. Paragraph 2.1.D should be added as follows:

D. Audible and visual alarms shall be provided for low flow warning and alarm and emergency conditions.

6) It appears that the available height at the cooling coil is not adequate to fit the scheduled coils due to an adjacent internal casing header and the height of the concrete in the cooling coil section. What is the size of the actual opening and what size/performance cooling coils should be utilized?

6a) The actual opening dimensions are 132” H x 279” W. CC-1&2 (each a set of 3 stacked coils) would need to fit this opening while maintaining 500fpm max air velocity at full airflow. Corrected CC-1&2 coil dimensions of approx. 121” H x 124” W each would be appropriate with up to 12FPI. All flows and performance capacities remain the same.
