About this file
This document is a Sprinkler Inspection Appendix A detailing comprehensive inspection requirements for a facility with sprinkler systems across 10 buildings. The scope includes quarterly and annual inspections of wet and dry sprinkler systems, covering 94 tamper switches, 76 flow devices, and 7 low air devices. The vendor must coordinate work schedules with the Chief Engineer Office and Fire and Safety Officer to prevent system interruptions, with all testing and maintenance performed Monday through Friday between 8:00 am and 4:00 pm.
The contract mandates that the vendor respond to routine service calls within 24 hours, maintain compliance with National Fire Protection Association (NFPA) 25 guidelines, and possess a valid Illinois Sprinkler License. Pricing terms include reimbursement for parts and materials at no more than 10% of the vendor's purchase cost, with receipts required. The vendor is responsible for warranty verification, ensuring clean work areas, and promptly reporting any system impairments. Failure to respond within the specified time frame can result in contract cancellation, and emergency services during standard working hours will not incur overtime rates.

Sprinkler Inspection Appendix A
Quarterly inspections completed on the wet sprinkler systems
· Main Drain Test
· Record the static water supply pressure in psi as indicated on the lower pressure gauge. Open the main drain and allow water flow to stabilize.
· Record the residual water supply pressure while water is flowing from the main drain as indicated on the lower pressure gauge in psi.
· Close the main drain (slowly).
· Fire Department Connections
· Verify connection is visible and accessible, not damaged, caps or plugs are in place, identification sign is in place, and automatic drain is working properly.
· Wet Pipe System Flow Alarm
· Test water-flow alarms by opening the inspector’s test valve.
· Dry Pipe Priming Level
· Check dry priming water level by opening the test valve and checking for a small amount of water to discharge. If no water flows out of the test line, add priming water.
· Dry Pipe System Low-Air-Pressure Alarm
· Close the water supply valve and carefully open inspector’s test valve to reduce air pressure slowly. Confirm operation of low-pressure alarm, record air pressure at which low-pressure alarm activated, close inspector test allows air pressure to rise to normal, then open water supply valve.
· Dry Pipe System Flow Alarm
· Open the alarm bypass valve.
· Control Valves
· Close valves and reopen until spring or tension is felt—back valve 1/4 turn.
· Hydraulic Nameplate
· If system was hydraulically calculated, assure nameplate is legible and securely attached to riser.
