About this file

This Project Specifications document outlines the requirements for an interior remodel of the State of Colorado Capital Garage Entrance located at 1350 S Lincoln Street in Denver, prepared by Koch Covotsos Architects, PC. The project involves selective demolition and renovation of specific scope areas on levels 1 and 4 of the building, encompassing multiple construction divisions including product requirements, demolition, pipe and tube railings, hollow metal doors and frames, aluminum storefronts, and door hardware. The specifications detail comprehensive requirements for materials, fabrication, installation tolerances, and quality assurance across all trade disciplines. The work will be constructed under a separate contract between the State of Colorado Capital Complex (owner) and a contractor to be negotiated by both parties, with the architect overseeing project administration and approvals. Contractors must provide a minimum one-year warranty on all products and installation, with consideration given to proposals offering extended warranties.

The specifications establish detailed performance requirements, material standards, and testing procedures for all components, with all submittals to be provided electronically to the architect for initial review within five working days. Shop drawings, product data, samples, and coordination drawings are required as action and informational submittals throughout construction. Project record documents, operation and maintenance manuals, warranties, and demonstration and training of owner's personnel are required before final completion. The document specifies compliance with applicable codes, regulations, and reference standards including NFPA, ASTM, AAMA, and SDI standards. No specific pricing, funding sources, or set-asides are identified in this specifications document, as it serves as the technical requirements framework for the bidding and construction process rather than a procurement notice or solicitation document with financial terms.
