About this file

This is an Independent Cost Estimate (ICE) document prepared by Collier County, Florida for hurricane repairs at the Cocohatchee River Park Marina Bait Shop in Naples, Florida. The estimate was prepared on December 12, 2025, at the bid document stage and provides a comprehensive cost breakdown for the restoration project following hurricane damage. The scope of work encompasses repairs and upgrades to structural and mechanical components across multiple divisions, including general requirements, demolition and existing conditions assessment, wood and composite materials, thermal and moisture protection, openings (windows and doors), HVAC systems, and electrical systems. The project includes two alternates for consideration: Alternate 1 for TREX composite decking at an additional $6,000, and Alternate 2 for a concrete slab deck with no additional cost.

The total estimated project cost is $45,950, with the two alternates bringing the potential total to $51,950. The cost estimate was developed using an independent third-party estimate provided by PK Studios and was prepared by Michael Levy. The estimate breaks down as follows: Division 1 (General Requirements) at $4,000; Division 2 (Demolition/Existing Conditions) at $2,000; Division 6 (Woods, Plastics and Composites) at $8,250; Division 7 (Thermal & Moisture Protection) at $1,200; Division 8 (Openings) at $20,500; Division 23 (HVAC) at $1,500; and Division 26 (Electrical) at $8,500. The project is funded through Federal and State grant programs, and the opinion of cost is based on the bid documents and revised scope of work provided by Collier County, excluding FF&E items and those to be procured or installed by Collier County or other parties.
