About this file
This is a permit drawing set prepared by PK Studios, Inc. for Collier County, Florida, detailing the restoration of the Cocohatchee River Park Marina Bait Shop located at 13535 Vanderbilt Drive, Naples, Florida. The project involves Level 1 alterations to the existing 332 square-foot mercantile structure (Construction Type III-B) following hurricane damage. The permit was initially set for February 28, 2024, with two corrections issued on June 25, 2024, and August 7, 2024. The scope of work encompasses replacement and upgrades to structural and mechanical components to bring the facility into compliance with current building standards and regulations, including the Florida Building Code (8th Edition 2023), Florida Existing Building Code, and applicable fire prevention codes. The existing building features a finished floor elevation of approximately 6.00 NAVD and is located in FEMA Flood Zone VE-11, with an occupancy load calculation of 6 occupants under building code standards or 12 occupants under fire prevention code standards.
The project plans indicate the facility requires one exit, which is currently provided. The existing structure contains no fire sprinklers but maintains an existing fire alarm system with no changes required. The work involves alteration-level renovation activities that must comply with interior finish requirements for mercantile use, nonsprinklered classification, and all applicable code amendments and safeguards during construction. The drawing set serves as the technical basis for the permitted work and includes site plans, existing and new plans, schedules, elevations, sections, and details prepared by the design team led by Piotr Wojciech Kulicki, registered architect (Florida Registration AR94785).
