SUMMARY 01 10 00 - 3
The GSA in conjunction with the Bureau of Reclamation has been tasked with reconfiguring and renovating space within Building 67 on the Denver Federal Center to support GSA and Department of the Interior (DOI) ongoing consolidation efforts to improve space utilization, optimize inventory, decrease reliance on leased space, and reduce the Government’s environmental footprint. The Bureau of Reclamation (Reclamation) is the primary tenant of Building 67, occupying approximately 90% of the 372,000 gross square foot office building.
This high-rise concrete building was built in 1967, and is comprised of 14 floors and a penthouse. Building 67 currently houses approximately 1200 employees and consist of office space surrounding the elevator lobby and core area. The first level contains a full-service cafeteria, credit union, and a mail room supporting Reclamation. The consolidation of employees within Building 67 also includes the relocation of Reclamation personnel currently residing in other locations within the Denver Federal Center.
This consolidation project will provide space for approximately 1038 Bureau of Reclamation Employees within Building 67. Currently Reclamation occupies 275,107 usable square feet within the DFC’s Building 56 and Building 67. GSA has worked with Reclamation to reduce their program of requirement from 275,107 usable square feet down to 174,735 usable square feet, representing a 36% footprint reduction. While this effort is still taking place, and will be redefined during the design process, there is a requirement that a similar space reduction does take place.
B. Type of Contract:
1. Project will be constructed under a single design-build contract.
1.6 WORK SEQUENCE
A. Building will be occupied during performance of Work under this Contract. The Contractor shall arrange a sequence of procedure, means of access, space for storage of materials and equipment, and use of approaches, corridors, and stairways with the Contracting Officer or COR, prior to the start of any work.
1. The sequence of any trenching operations shall be such that the effect on vehicular and pedestrian traffic will be minimal. Parking area and all building entrances shall remain accessible for their intended use during the "Government Working Hours."
2. Arrange the sequence of Work to prevent any interruption of tenant activities.
1.7 WORK BY OTHER CONTRACTORS
A. General: Cooperate fully with separate contractors so work on those contracts may be carried out smoothly, without interfering with or delaying work under this Contract or other contracts.
Coordinate the Work of this Contract with work performed under separate contracts.
1. Contractor shall provide labor, materials, and other costs necessary to satisfactorily coordinate the Contract work with work performed under other contracts.
B. Concurrent Work: GSA has awarded separate contract(s) for the following construction operations at Project site. Those operations will be conducted simultaneously with work under this Contract.
