About this file

This is Addendum No. 1 to the bid documents for the Town of Greenburgh Police Department HVAC Improvements project, issued by BBS Architects on September 2, 2026. The addendum modifies the original contract requirements and provides clarifications on the scope of work, which is limited to rooftop HVAC unit replacement at the Greenburgh Police Department located at 188 Tarrytown Road, White Plains, New York. Key modifications include deletion of the standby generator from the scope of work, clarification that the project involves replacement of RTU-6 with a new packaged gas-fired heating and direct expansion cooling unit, and specification of a Kee Guard non-penetrating safety railing system measuring 42 inches high with toe boards in standard galvanized finish, totaling 18 feet in length, supplied by Simplified Safety. The addendum confirms that bidders have 70 days to complete the project from contract award and that crane operations may be performed during normal working hours. The existing electrical panel serving the RTU operates at 120/208V with 400A capacity.

The addendum addresses twelve bidder requests for information regarding existing building systems and equipment specifications. Critical clarifications include confirmation that no existing Building Management System (BMS) is present, with the mechanical contractor responsible for all commissioning activities using the approved equipment manufacturer's checklist rather than employing an independent commissioning agent. The Town is unable to locate certain documentation, including roofing system manufacturer information and warranty details, and is still researching fire alarm vendor contact information. The addendum establishes that factory controls and a thermo-humidistat will be provided by the approved rooftop unit manufacturer, with the mechanical contractor responsible for installation, wiring, startup, and commissioning of the new equipment.
