Q&A dated 4/24/25 Q1.Are there Seismic requirements for the mechanical contract? If yes, please issue the specification and seismic fact A1. Negative, this if for reference only to show the complete system
Q2. Bld #3 Dwgs H-2 & H-3 Is there any work involved with the drawing note “clouded items are abandoned?
A2. Negative, this if for reference only to show the complete system.
Q3. The drawings conflict with the Hazmat report, please confirm there is no asbestos in the areas we will be working in.
A3. There is no abatement on the boiler project, sampling report is for reference only
Q4. Please provide a construction schedule for both buildings A4. We anticipate an overall period of 42 weeks (construction start mid-August of 2025 and ends mid-June of 2026 depending on material deliveries), the boiler plant must be constructed and commissioned while the GUCS district steam is active in heating season of 2025-2026; and then the GUSC district steam service will be removed after the GUSC steam plant is off line in spring (around May 1 2026); and then the new boiler plant can be tied into the existing steam distribution system by October 1 2026. Refer to Boiler spec section 23 50 59 3.02 Field Checking Start-up for additional information
Q5. The specifications indicate the building will be occupied throughout the course of construction. Please provide a phasing plan for work that will take place in occupied areas of both buildings.
Q5. See above response, the work is located in the unoccupied Suite H8 area and in ancillary mechanical spaces
Q6. Please confirm we are to provide and install the chemical feed system for the boilers for both buildings. If we are, please provide specs and piping size for this system A6. This was addressed in similar question by another contractor. Chemical feed piping shall be designed and installed by a licensed water treatment subcontractor.
Q7. B2-Please verify who is responsible for the eye wash station and emergency equipment installation on drawing M-10.
A7. The mechanical contractor shall furnish install as shown.
Q8. B2-Please verify who is responsible for the sump pump and sewage ejector on drawing M-10.
A8. The mechanical contractor shall furnish install as shown.
Q9.B2-Please verify who is responsible for floor drains and electronic trap on drawing M-10.
A9. The mechanical contractor shall furnish install as shown.
Q10. B2-Please provide steam trap connection sizes drawing M-11.
A 10. Steam trap performance shall match listed. If steam condensate size is larger or smaller, contractor shall reduce or increase at the steam trap to match the connection size.
Q11. B2-Please verify gas line sizing at boilers and gas regulators. Also please provide gas service pressure from National Grid.

Q12. B2-Please provide the line size between the heat exchanger and boiler feed on drawing M-7.

Q 14. B2-Please confirm who is to provide the chemical feed pumps shown on drawing M-7. If we are to provide them, please provide a specification A 14. Q 15. B3-On drawing H-3 the shell and tube heat exchanger HV-BFSH for the boiler feed system BFS has no pipe size called out for the feed water, please provide this pipe size.
A 15. This boiler feed set heating system is rated for 30 gpm so provide 2” HWS and 2” HWR.
Q 16. Q 16. B3-Drawing H-3 shows us re-piping to HX-E-1, please provide the pipe sizing for this scope of work.
A 16. Provide 3” steam and 1” condensate.
Q 17. B3- Are platforms and ladders to be included with the Cleaver Brooks Boiler equipment? Please confirm.

Q 18. B3-Drawings H-3, H-19, or H-20 do not provide the pipe size for AHU’s 1A, 2A, 5A, or 8A. Please provide the pipe size for these air handlers.

Q 19. B3- Are the steam trap connection sizes to match the pipe size on the plans? If not, please provide the steam trap connection sizes for all steam traps.

Q 20. The Steam Trap Detail on Dwg.H-20. Does this detail apply to ALL Steam Traps? Either being installed new or existing that are being changed out?
A 20. Yes and yes
Q 21. The Detail on Dwg.H-20 for “Piping Connections for Control Valves Serving Major Equipment”. Please confirm what equipment is considered “Major Equipment.”
A 21. Major equipment includes everything on this project
Q 22. For the building 2 epoxy floor - please confirm product to use on floor is MPI 108 as I am seeing different various products called out.
A 22. Specification section 09 90 00, Paints and Coating, lists a 2 part High Build, Low Gloss epoxy and states that it shall be in conformance with MPI 108. Drawing A-4, sheet 4 of 25 states that the floor shall be epoxy coated, gray color.
Q 23. For fire proofing on ceiling, I am not finding anything but note to use Shield Fireguard E-84 product. With this I need to know required thickness required and if all piping/conduit/etc in ceiling to have this applied or just to the ceiling wood structure.
A 23. refer them to the Fire Retardant Coating Detail shown on drawing A-5, sheet 5 of 25. There is long note about the coating thickness, and verification that the coating thickness was achieved. I just re-read it and I believe all of their questions about the coating will be answered if they read the note. They do not need to coat the conduits, pipes, etc. However, the entire wooden roof deck and beams in the boiler room must be coated. Therefore, they will have to coordinate the application of the coating after demolition has occurred and before the installation of the new conduits, piping etc. We believe all of the piping will be removed. If there are any existing conduits remaining, they can be entombed in the fire stopping as long as the fire stopping is continuous, and as long as they don’t cover up something that would need access (for example a junction box cover).
