About this file

This is a Questions and Answers document addressing inquiries related to bathroom and hallway renovation work at an MGSU facility.

Interior Construction Materials and Finishes:

The project involves converting urinals to American Standard toilets with closed-in partitions in men's and women's bathrooms. Restroom cavity walls consist of metal stud walls with gypsum board, while corridor walls are glued and furred gypsum board on existing CMU block walls. The new hallway wall will be constructed using 20 gauge 4" metal frame studs with 5/8" gypsum board on each side. Existing bathroom partitions are unknown in specification and will be reused with new partition materials color-matched as closely as possible. Existing bathroom tile will be retained with new materials installed only in disturbed areas and color-matched to existing finishes. The existing hallway paint color and specifications are unknown; only disturbed areas will be repainted to match the existing color. Required toilet stall width complies with non-ADA standards at 3 feet center-to-center. Infrastructure in the referenced areas was built in 2002, so no asbestos is present.

Electrical, Plumbing, and Procurement:

All electrical work will be surface-mounted using Wiremold NMW1 raceway in gray (white acceptable if gray unavailable) with compatible boxes and white device covers. MC cable is acceptable for above-ceiling connections. New electrical device circuits may be extended from the nearest appropriate circuit using 12-gauge conductors; load calculation is not required as existing circuits will handle proposed loads. Plumbing and sewer lines are indicated in attached as-built drawings. Local permits and inspections are not required; work must follow state requirements for electrical and plumbing codes. The procurement is a full and open competition requirement.

Text version

1. What materials are used for the interior walls, and are these details reflected in the plans where the cavity walls are located? Per the 2002 renovation drawings, the restroom cavity walls are metal stud walls with gypsum board (see attached as-built drawings). Other interior walls, particularly in the corridors, are glued and furred gypsum board on what was then existing CMU block walls (see attached as-built drawings).

2. Has the tile, walls, and any other materials that may need to be disturbed during demolition been tested for asbestos in the men’s bathroom? The infrastructure in the areas referenced were built in 2002 (see attached as-built drawings), so no asbestos should be present.

3. What materials will be used for the new wall in the hallway? 4” metal frame studs with 5/8” gypsum board each side will suffice.

4. What are the specifications for the gauge of the metal studs that will be used for the new wall in the hallway? In addition, what type of studs will be used: metal frame or knockdown frame? 20 gauge 4” metal frame studs will suffice.

5. What are the specifications for the bathroom partitions? If the specifications are unknown or cannot be matched, do you want to replace all the partitions or are you looking for partitions that are close in color? The specifications for the existing stalls are unknown. We prefer the existing partitions to remain and be re-used.

Please match any new partition material colors as much as possible.

6. What are the specifications for the bathroom tile? If the specifications are unknown or cannot be matched, do you want to replace all the tile or are you looking for tiles that are close in color? The specifications for the existing restroom finishes are unknown. We prefer not to re-tile the entire restrooms, only the disturbed areas.

Please match any new material colors as much as possible.

7. What are the specifications for the hallway paint where the new wall is going? If the specifications are unknown or cannot be matched, do you want to paint the entire hallway or are you looking for the wall to match close in color? The paint brand, color and luster are unknown for the building. Please match the existing color and paint the disturbed areas only.

8. Can you locate the final drawings that include plumbing and sewer lines? The attached as-built drawings indicate the current build.

9. With the conversion from urinals to toilets with closed-in partitions, is the distance between the centers of the toilets on both sides within code for both bathrooms?

According to my information, the required width for non-ADA standard toilet stalls is 3 feet. The attached as-builts indicate this width exists.

10. Is the plan to revert to American Standard toilets when removing the urinals? Yes, let’s use this brand for the new toilets.

11. Will this be an open bid or a closed bid? This is a full and open competition requirement.

12. If all the electrical work is surface-mounted, what materials are used to protect and conceal the wiring? For example, what type of conduit or material is used? As mentioned in the site visits, most of the existing walls would be difficult, if not impossible, to fish, hence the recommendation to surface-mount. Wiremold NMW1 raceway and compatible boxes will suffice.

13. Are permits and inspections required by the local government? Per MGSU facility personnel, local permits and inspections are not needed. Please follow state requirements for electrical and plumbing codes.

14. What color and style must the device covers be? In keeping with the existing, we can use white devices, covers and boxes. The preferred color of the surface-mount raceway would be gray.

15. Do we need to calculate the load for the current? No. We are confident the existing circuits will handle the proposed loads. Please use 12-gauge conductors for all circuit extensions.

16. Can new electrical device circuits be extended from the nearest or appropriate circuit? Yes

17. What is the wire mold type and color? Wiremold NMW1 in gray is preferred. If not available in gray, white is acceptable.

18. Is MC cable suitable for above-ceiling connections, or does it need to be in conduit? MC cable is acceptable.
