About this file

This is a Statement of Work (SOW) for the replacement of an overhead roll-up door system, dated 10 February 2026. The project involves the removal and installation of a 20-foot by 18-foot commercial overhead door system equipped with an electric motorized operator suitable for industrial or logistics environments. The door system must include insulated or non-insulated sectional or rolling-steel panels, tracks, torsion springs, hardware, weather sealing, a heavy-duty jackshaft or hoist-style electric motor operator, safety sensors, and control interfaces. The contractor is responsible for site assessment, removal of the existing door system, preparation of the opening, installation of the new door assembly with all hardware and accessories, installation of the motor and controls with electrical integration, comprehensive testing and commissioning, and training facility personnel on operation and maintenance.

The technical requirements specify a door size of 20 feet by 18 feet with minimum 26–24 gauge steel materials and a factory-applied corrosion-resistant coating or powder-coat finish in brown. The door must comply with applicable local building codes for wind load rating and include safety features such as a bottom bar safety edge, photo-eye sensors, and emergency manual override. The operator must be compatible with existing power supply or include necessary upgrades. The contractor must obtain all required permits, adhere to local codes and safety regulations, protect surrounding surfaces during work, and ensure all work meets industry standards and manufacturer specifications. The owner is responsible for providing site access, confirming power availability, and reviewing and approving submittals including door specifications and finish selections. The project start date, material lead time, and installation duration are to be determined upon contract award and agreed upon by both parties.

Statement of Work (SOW) Replacement of Overhead Roll-Up Door B319

1. Project Overview

Removal and installation of a 20-foot by 18-foot commercial overhead door system equipped with an electric motorized operator. This system is intended for use in an industrial or logistics environment where large-format access is required for vehicles, equipment, and material handling. The scope includes: Commercial-grade overhead door assembly: insulated or non-insulated sectional or rolling-steel door panels, tracks, torsion springs, hardware, and weather sealing. Electric motor operator: heavy-duty jackshaft or hoist-style motor sized appropriately for a door of this weight and cycle demand, including safety sensors and control interfaces.

Installation services: removal of existing equipment, installation of new door and operator, alignment, testing, and commissioning. Electrical integration: wiring, dedicated circuit connection, and compliance with UL 325 and local electrical codes.

Ancillary components: manual chain hoist, emergency release, high-cycle springs (if required), and wind-loadk-rated components depending on facility location

2.

• Site assessment: Inspect the existing door, opening, framing, and surrounding structure to confirm measurements and installation requirements.

• Removal of existing door system: Safely disconnect, dismantle, and dispose of the current roll-up door, tracks, guides, hardware, and associated components.

• Preparation of opening: Verify structural integrity of the opening; repair or reinforce framing as needed to support the new door.

• Installation of new roll-up door: Furnish and install a new commercial-grade overhead roll-up door, including curtain, barrel, guides, hood, and counterbalance system.

• Hardware and accessories: Install all required hardware such as locks, seals, weatherstripping, wind load reinforcements, and safety devices.

• Motor and controls: Install a new electric operator (if required), including wiring, push-button controls, safety sensors, and limit adjustments.

• Testing and commissioning: Test full operation of the door, including manual and powered functions, safety stops, balance, and smooth travel.

• Training and turnover: Provide basic operational training to facility personnel and deliver all manuals, warranties, and maintenance recommendations.
