3 Architectural and Interiors

3.1 Design Approach

The architecture design approach is to accommodate the Phase 1 program of requirements within a revised Phase 1 area as efficiently as possible. The revised area now includes a portion of the original Phase 2 area where the restrooms and shower areas will be placed. A portion of the Phase 2 AMXS program will occupy the area designated for restrooms and showers in the original Phase 1. In addition, considerations will be made to successfully plan for forthcoming phases.

The interior design approach consists of refreshing all interior finishes and materials as described below in section 3.4 New Construction.

3.2 General Design Parameters and Assumptions

General design parameters center on renovation and remodeling areas within the current building envelope. Major masonry walls will be preserved as much as possible, but new openings are anticipated with the updated plan. Relative to the building envelope, the repair of the upper and lower roof areas is necessary due to the existing conditions

(leaks) observed.

Assumptions include that there is enough area delineated within the concept Phase 1 area to accommodate the assigned Phase 1 program of requirements and to allow for elements to be included that will support following phases. Also, the recommended roof system replacement should be accomplished prior to the start of interior work scope. The lower roof will require replacement to the next break in roof plane.

3.3 Demolition

Architectural demolition items will include portions of existing masonry walls, gypsum wall board, hollow metal doors and frames, overhead coiling door and frames, overhead hoist and track, portions of exterior insulated metal panel, and exterior windows. The existing roofing system will require demolition down to the structural deck.

At the interior, demolition will encompass existing porcelain tile flooring, ceramic tiled walls, gypsum board walls and ceilings, carpet and epoxy floors, base, window shades, removal of any existing cabinetry, and acoustical lay-in ceiling panels within the scope area in Phase 1. Demolition of existing ceilings will include areas outside of the Phase 1 area to allow for replacement of existing mechanical pipes and mains above ceiling.

95% Design Analysis

DDPM 20-0031: Repair F-35 LO Shops, B1655

August 4, 2023 | 3

Existing shop equipment will be relocated from other parts of the property to within the main shop area and lean-to area.

3.4 New Construction

New architectural items will include new masonry infill, new metal-framed gypsum board partitions (including acoustically enhanced and fire-rated types), new gypsum wall board ceilings and suspended acoustical ceilings, new overhead coiling door and frames, new hollow metal doors and frames, new door hardware, new interior hollow metal window frames, new fixtures and showers at lockers and restrooms, new drinking fountains, and new metal lockers. Additionally, an air shower shall be installed between Decon and

Locker. The building envelope will require a new roofing system over the Phase 1 area and beyond to the next break in the roof plane. Penetrations in exterior wall panels require closure with metal patching and/or silicone sealant depending on the size of the opening. The lean-to area at the north end of the building will require new penetrations to the PEMB envelope to allow for ducting of the new mechanical units. The existing exterior concrete ramp to the egress door at the lean-to area will be replaced with an accessible and compliant concrete ramp, steps and painted metal guardrails.

New interior finish items will include the following:

Floors: Epoxy floor coating, LVT, and porcelain tile.

Base: Epoxy (integral) base, rubber base at LVT, and tile base.

Walls: Painted gypsum board and wall tile.

Ceilings: Acoustical lay-in panels and suspension systems, and gypsum wall board ceilings in wet areas.

Other: New millwork, countertop surfaces, lockers, dressing benches, toilet and shower partitions, stainless steel toilet accessories, window treatments, stainless steel wall protection, windowsills, new paint on door frames and exposed structure elements.

4 Structural

4.1 Design Approach

The structural engineering for this project will be a support role that allows other disciplines to add, replace, or remove electrical or mechanical equipment. New plumbing lines are also anticipated that will require sections of the slab-on-grade to be removed and replaced.

4.2 General Design Parameters and Assumptions

The existing drawings for the building have been provided to the team. The existing drawings are called the Composite Maintenance Facility at Carswell Air Force Base dated August 1989. The roof structure is comprised of open web roof joists supported by interior wide flange girders and exterior concrete masonry unit (CMU) walls. The interior wide flange girders transmit the load to the foundation through wide flange columns. The
