Questions & Answers Pt. 2

Date: 05/05/2022
22R0004 - Change of Occupancy Housing Maintenance
Question No.Reference (Sect/Para/Page)QUESTIONGOVERNMENT RESPONSE
1Section 1.1 PWSDoes the contractor have to meet with the Government 3 days in advance to schedule the joint survey prior to the reciept of a work order? The schedule will be provided by the Government everyday after 1530. In accordance with the schedule, the contractor will meet at the joint Termination inspection of the unit. A joint termination inspection of the work site will be conducted by the housing inspector and the contractor within 3 work days prior to commencement of work. .
2When will the Government accept the work provided?1 day after completion date of the work, the housing inspector will conduct a surveillance inspection with the contractor to determine acceptability.
3Does the contractor determine the work needed for each unit? What if the contractor encounters items that need to be repaired that were not listed on the work order? The Government will direct all work to the contractor through work orders. If the work is not listed on the work order, but the contractor identifies work that needs to be performed they may report findings to the housing inspector. The housing inspector will determine if the contractor or 374 CES will conduct the work and update the work order accordingly.
4Section 1.6 PWSIn the PWS 1.4.43, the contract states that the contractor shall perform duct and fan coil cleaning service. This is under the Window Air Conditioner section of the PWS and we wanted to inquire if this means that the Air Duct and Return Air Duct cleaning is limited to only the air conditioning system or if it includes other air duct systems in the unit. We also wanted to inquire to what extend the contractor is expected to clean the Air Duct systems. For example, the Air Duct and Return Air Duct system in the Tower Units go throughout the entire tower. Is the contractor required to clean the entirety of the Air Duct and Return Air Duct in the unit or is it limited to the visible area (i.e. the registers/grilles and immediate area within the registers/grilles) of the Air Duct and Return Air Duct? No, contractors are not expected to clean the entire air duct systems and Section 1.4.43 of the PWS has been removed. Contractors will be expected to clean filters and vents (heating/cooling system, dryer, bathroom, and ktichen) in accordance with PWS Section 1.6 Cleaning Work (PCS/Government-Directed Move) - ELIN X005.
5Section 1.6/1.7.6 PWSWill the contractor be expected to clean canopies and awnings?Yes, awnings shall be cleaned to remove tree branches and leaves.
