About this file
This is an Agency Specific Requirements (ASR) document for a Federal Protective Service (FPS) facility lease in Grand Rapids, Michigan (reference 6MI0310), issued by GSA Public Buildings Service. The ASR outlines detailed space specifications and construction standards that are complementary to and may be more stringent than the base lease requirements.
The facility requires a total of 1,545 assignable square feet (ABOA SF) comprising three categories: office space (293 SF including six cubicles), support space (528 SF including break room, office support, huddle area, K9 bunker, and IT LAN closet), and mission space (724 SF including processing room, ammo/weapons/evidence safe, K9 storage, tactical area, and bulk storage). Construction specifications for open office areas, enclosed rooms, and break room/kitchenette areas detail requirements for flooring (carpet tile), walls, painting, doors, ceilings, lighting, electrical distribution, data/voice telecommunications, and window coverings. Additional specialized requirements include independent HVAC zoning with negative pressure capability for break rooms, specific electrical configurations for appliances, and adherence to FPS Real Property Management Manual standards and Region 5 Grand Rapids Construction Requirements. Security standards are governed by the FPS PACS SOW, IT standards by the Grand Rapids Area Command IT SOW and Gallagher PACS Equipment List, and furniture/fixtures/equipment standards by the TA-50 Brochure and R5 Grand Rapids FF&E specifications. The Lessor is responsible for adapting these requirements to the specific space.
