About this file

The document is a final report for a Domestic Hot Water Demolition and New Work project for the California Department of Veterans Affairs (CalVet) located at 3400 Knighton Road in Redding, CA. The project involves removing and replacing existing thermostatic mixing valve systems and associated piping in three mechanical rooms (AB, CD, and EH). The scope of work includes demolishing existing equipment, installing new Aerco ADMS Smart Water Tempering Systems (3 units, model ADMS150-S1-110), installing new Grundfos hot water return pumps (3 units, model TPE3 40-120), modifying Unistrut supports, relocating fire sprinkler equipment, and ensuring all electrical and plumbing connections are correctly installed and leak-free.

The project requires comprehensive system modifications with specific technical requirements, including maintaining Title-24 minimum insulation standards, providing removable insulation blankets for frequently accessed components, and completing electrical circuit management. The equipment is owner-furnished, contractor-installed (OFCI), with specific technical specifications including maximum operating pressures (200 psi), temperature ranges (80-180°F), and compliance with standards like ASSE 1017, cUPC, NSF, and CSA. The contractor is responsible for factory startup, training, and ensuring all electrical circuits are properly removed or reinstalled. The project involves precise technical work in three separate mechanical rooms with careful attention to existing fire protection and electrical systems.

PROJECT SCOPE OF WORK:

1. Introduction

CalVet DHW System Repair Services shall consist of the removal and replacement of three thermostatic mixing valve setups and associated valves, pumps, and piping in mechanical rooms AB, CD, and EH. Additionally, new Unistrut supports shall be installed to support the new thermostatic mixing valve system. For the AB mechanical room, three fire sprinkler head storage boxes shall be removed from the existing locations and placed at another fire-authority-approved location, selected by the owner, and away from the new work area.

thermostatic mixing valve rack requires preparation prior to installation. The Unistrut on the AB rack must be cut, trimmed, and reattached so that the rack can fit in the room. Note that the racks and pumps have already arrived on site.

A. Based Scope - Perform DHW System Replacement:

1. Remove the existing thermostatic mixing valves and associated electrical wiring and water piping to point of connections shown on drawings for all three mechanical rooms;

AB, CD, and EH.

2. Install (N) shutoff valves via. system shutdown (and draining) or hot-tap as needed for all three locations.

3. Prior to installing racks, install a (N) Grundfos Hot Water Pump on each of the three

(N) Aerco ADMS Smart Water Tempering System (owner furnished, contractor installed, OFCI). The (N) Aerco rack to be installed in the AB mechanical room must have its Unistrut structure modified prior to installation. Contractor to provide factory startup and training for all new equipment. Despite equipment already being purchased, contractor is expected to contact local factory representative and include startup and training in their price.

4. Install three (N) Aerco racks and seismically secure them with Unistrut supports to the ground and walls as needed.

5. Reconnect the (N) Aerco ADMS Smart Water Tempering System to power. Assure all piping and electrical connections are installed correctly, and that the system is water tight with no leaks.
