About this file

This is a Scope of Work document for the Camp Mabry Parking Lot Expansion Project issued by the Construction and Facilities Management Office (CFMO) of the Texas Military Department (TMD). The project, located at Camp Mabry, 2200 W. 35th Street in Austin, Texas, involves construction of one new hot asphalt parking lot (approximately 10,800 square feet), three road base parking areas (Road Base Parking 2, 3, and 4), selective demolition of non-historic retaining wall elements, and reconstruction of a new limestone masonry retaining wall to match the adjacent historic wall. The Base Bid includes the hot asphalt parking lot, Road Base Parking 2 and 3, and the retaining wall work. Road Base Parking 4 is included as Bid Option/Add Alternate No. 1 and requires separate pricing. The approximate areas are: Road Base Parking 2 at 16,000 square feet, Road Base Parking 3 at 12,000 square feet, and Road Base Parking 4 at 10,000 square feet. Contractors must verify final dimensions and limits in the field prior to bidding and construction.

The project requires comprehensive technical specifications including minimum pavement and base course thicknesses, compaction standards, and density testing per ASTM standards. Contractors must provide unit prices for hot mix asphalt, flexible base, unsuitable soil removal and replacement, concrete curbing, and thermoplastic striping. All work requires quality control verification by a certified testing laboratory retained by the Contractor, and all project administration must be conducted through the Projectmates system. The Contractor is responsible for SWPPP/erosion control implementation, OSHA compliance, temporary facilities, site control, cleanup, and minor underground utility adjustments within specified limits (not exceeding 5 linear feet horizontally or 12 inches vertically). The Owner reserves the right to award the Base Bid only or to include Bid Option No. 1 based on available funding and bid results. No specific response date, bid due date, or contract award date is provided in this scope document.
