About this file
This is a site plan document for the Cameron Center Survey, prepared for the Travis County Healthcare District d/b/a Central Health in support of RFQ 2605-002 for comprehensive Architectural and Engineering services. The project involves a proposed multi-building Medical Respite and Community Services Campus located at 7901 Cameron Road in Austin, Texas, spanning 4.38 acres with three buildings totaling approximately 122,000 square feet plus a parking deck. The scope encompasses six primary service phases: Programming & Pre-Design, Schematic Design, Design Development, Construction Documents, CMAR Procurement, and Construction Administration. Required design disciplines include architecture, structural engineering, mechanical/HVAC engineering, electrical engineering, plumbing engineering, fire protection engineering, civil engineering, landscape architecture, commercial kitchen design, and accessibility consulting. Key deadlines include a voluntary pre-qualification submittal conference on May 20, 2026, from 11:30 AM to 12:00 PM via Microsoft Teams, a written questions deadline of June 2, 2026 with responses due by June 5, 2026, and qualifications due by June 12, 2026, at 2:00 PM Central Time with public opening at 3:00 PM the same day. Project completion is anticipated by early Spring 2030.
Respondents must hold Texas licensure as an architect of record with demonstrated healthcare or residential facility experience, prior mixed-occupancy project work, ADA/TAS compliance expertise, multi-discipline engineering coordination capability, publicly funded project experience, commercial kitchen design experience, sustainable facility design ability, retrofit expertise, and familiarity with City of Austin permitting processes. Evaluation criteria allocate 30 points for relevant project experience and portfolio, 25 points for qualifications of the proposed project team, 25 points for project approach and scope understanding, 10 points for proposed schedule and project management approach, 5 points for interviews if required, and 5 points for references and past performance, for a maximum of 100 points. Central Health has budgeted $55 million for construction costs and will employ a Construction Manager at Risk delivery method, with firm selection and contract execution targeted for Summer 2026. No specific set-asides have been designated, but respondents must make good faith efforts to include Historically Underutilized Businesses as major subcontractors. Compensation will consist of Basic Services fees negotiated during contract execution and Additional Services compensation on an hourly basis or lump sum basis, subject to Central Health's prior written authorization. Respondents must obtain required insurance coverage including professional liability, general liability, and workers compensation, complete conflict of interest questionnaires, and comply with all state and federal regulations.
