Acquired Property Inventory Report: SFAP-1
This report lists all the loans for which Ginnie Mae acquired title to the physical properties. The Master Subservicer manages the single-family acquired properties (REO). The Master Subservicer reports monthly on newly acquired properties as well as those held for sale on the single-family acquired properties (SFAP) reports. Ginnie Mae obtains properties through the following methods:
(1) VA 'No Bid’ (VA pays the guarantor (Ginnie Mae) instead of taking over the property)
(2) FHA’s denial to accept the property
(3) An uninsured whole loan (conventional loan) is foreclosed on
For scenarios (1) and (2), the Master Subservicer must transfer the loan (property) from the Single-family Foreclosed Loans (SFFL-2) reports to the Acquired Property Activity (SFAP-2) and Acquired Property Inventory SFAP-1 reports.
For scenario (3), the Master Subservicer must transfer the loan (property) from the Single-family Whole Loan Activity (SFWL-2) reports to the SFAP-2 and SFAP-1 reports.
Transactions involving receipt or disbursement of funds must be reported in the month the funds were actually wired to or from the Master Subservicer.
Preparation Instructions:
1. Portfolio Number– enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to each loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Loan Type - enter the insuring Agency or Program; the options are VA, FHA or RHS.
6. State Code - enter the state in which the property is located. Use the two letter state abbreviation, e.g. OK = Oklahoma, TX = Texas, etc.
7. Date of Acquisition - enter the date Ginnie Mae purchased the property out of the MBS pool.
8. Last Paid Installment Date – enter the date of the borrower’s last payment.
9. Purchase Price - enter the amount of principal and interest paid by Ginnie Mae to the security holders to purchase the loan out of the MBS pool. The purchase price must include all unreimbursed principal and interest payments made to the security holders while the loan was delinquent. Note: the amount is itemized and obtained from the Acquired Property Purchase Report (SFAP-3).
10. Beginning Inventory - enter the dollar amount of single-family acquired property on hand at the beginning of the reporting period. The dollar amount must agree with the prior month’s ending balance.
11. Sale Proceeds - enter the gross proceeds received from the sale of a single-family acquired property. Loans previously associated with Acquired Property are uninsured and therefore not eligible for claims to be filed.
12. Date Funds Sent to GNMA - enter the date the sales proceeds were sent to Ginnie Mae.
13. Write-offs - enter the dollar amount necessary to reduce the remaining balance of the property to zero. Write-off amounts are calculated after adjustments have been applied to any differences between the sales and purchase price as applicable. Note: Properties must be removed from the Acquired Property Inventory (SFAP-1) report after all sale proceeds have been received. The amount must agree with the Acquired Property Activity Report (SFAP-2).
14. Ending Inventory - enter the net balance for properties at the end of the reporting month. This amount is the purchase price less any sale proceeds, plus or minus both adjustments and write-offs (net gain/loss) as applicable when properties are initially transferred here.
Note:
There is no adjustment column in the SFAP-1 Acquired Property Inventory Report, when there is an amount to be adjusted it is reflected in the Ending Inventory field. An example is when an Acquired Property (REO) is excluded from a report for the prior reporting period which is closed. In the current period, the REO is reflected in the SFAP-1 report and the dollar amount is shown as an adjustment in the SFAP-2 Acquired Property Activity Report.

Acquired Property Activity Report: SFAP-2
This report summarizes all the loan activities for Ginnie Mae’s acquired single-family properties (REO). Information reported on the Acquired Property Activity Report (SFAP-2) is a summary of the details provided on the Acquired Property Inventory Report (SFAP-1), the summary totals from the SFAP-1 must tie to the SFAP-2.
The report provides a “snapshot” of activities for three periods.

Update each item in the month ending group with the appropriate amounts (current month transactions) as well as the fiscal year to date and cumulative to date groups to update amounts for the reporting month.
Preparation Instructions:
1. Beginning Inventory - enter the number of loans and dollar amount of single-family property owned by Ginnie Mae, that were being held for sale at the end of the prior reporting period. The beginning inventory amount is the balance or cost of each property, including the unpaid principal balance, accrued interest and other associated costs. The amount must be equal to the ending-inventory balance amounts from the prior reporting month.
2. Purchases - enter the number of loans and the amount of principal and interest paid by Ginnie Mae to the security holders to purchase loans out of the MBS pool. The purchase price must include all unreimbursed principal and interest payments made to the security holders while loans were delinquent. This amount must equal the Acquired Property Purchases Report (SFAP-3).
3. Transfers-In - enter the number of loans and the dollar amount of single-family properties transferred into the Acquired Property reports from the single-family Foreclosed Loans Transfer Report (SFFL-7) for the current reporting period reporting month. Transferred-in items consist of loans that are conventional, VA ‘No Bid’ or FHA denied to accept title to the property. These items are included in the Foreclosed Loans Transfer Report (SFFL-7) and the summary amounts to support the transfers are included in the Foreclosed Loans Activity Report (SFFL-2).
4. Transfers-Out - enter the number of loans and dollar amount of single-family properties that need to be transferred out to other single-family reports.
5. Sales Proceeds- enter the number of loans and dollar amount of single-family properties sold by the Master Subservicer during the reporting month. This amount must equal the sum total of the sales proceeds column on the Acquired Property Cash Collections Report (SFAP-11) for the reporting month.
6. Adjustments - enter the dollar amount of adjustments made during the reporting month. When an Acquired Property (REO) is excluded from a report for the prior reporting period which is closed. In the current reporting period, the REO is reflected in the SFAP-1 report and the dollar amount is shown as an adjustment in the SFAP-2 Acquired Property Activity Report.
7. Write-offs (Net Gain/Loss) - enter the number of loans and dollar amount of write-offs during the reporting month. These amounts are necessary to reduce the remaining balance of properties to zero. Write-off amounts are calculated after adjustments have been applied to any differences between the sales proceeds and the purchase price (paid to the security holders to buy loans out of the pool) as applicable. This amount must agree with the amount in the sum of the write-offs column reported on the Acquired Property Inventory Report (SFAP-1).
8. Ending Inventory – enter the number and dollar amount of single-family acquired properties held at the end of the month. The amount is the net balance for property and is the purchase price less any sale proceeds, plus or minus both adjustments and write-offs (net gain/loss) as applicable. The ending inventory must agree with the ending inventory column on the Acquired Property Inventory Report (SFAP-1).

Acquired Property Purchases Report: SFAP-3
This report provides detailed information for Ginnie Mae single-family acquired property purchases out of the MBS pool. Information regarding the amounts paid to security holders for each loan is outlined.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type - enter the loan’s portfolio type, GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Payment to Security Holders - enter the amount of principal and interest passed through to the security holders to purchase single-family acquired property out of the MBS pools. The payment to security holders must match the Monthly Advance Status Report for Portfolios GNMA I (SFPR-1) or Monthly Advance Status Report for Portfolios GNMA II (SFPR-2).
5a. Principal - enter the principal portion of the pass-through payment to the security holders to purchase the acquired property. This amount is equal to the unpaid principal balance for the month following the reporting period.
5b. Interest - enter the interest portion of the pass-through payment to the security holders to purchase the property. This is the interest amount for the month following the reporting period.
6. Total Payments to Security Holders – enter the sum of the principal (5a) and interest (5b).
7. Prior Advance Payments - enter the total amount of all principal and interest payments made to the security holders on the delinquent loan prior to the purchase of the property from the MBS pool.
7a. Principal - enter the total principal portion of all payments to security holders on delinquent loan prior to the purchase of the property from the MBS pool. This amount is the sum of the delinquent unpaid principal amounts from the first month of non-payment through the month following the reporting period.
7b. Interest - enter the total interest portion of payments to security holders made on the delinquent loan prior to the purchase of the property from the MBS pool. This amount is the sum of the delinquent interest amounts paid to security holders from the first month of non-payment by the borrower through the current reporting month.
8. Total Purchase Price - enter the sum of total payments to security holders from instruction (6) and the prior advance payment amounts, principal (7a) as well as interest (7b). The total purchase price is also reported on both the Acquired Property Inventory Report (SFAP-1) and the Acquired Property Activity Report (SFAP-2).
9. Prior Advance Payments by Ginnie Mae - enter the amount of principal and interest payments to the security holders made by Ginnie Mae on the delinquent loan prior to the purchase of the property from the MBS pool. These amounts are a portion of the payments advanced (in section 7 – “Prior Advance Payment”) by Ginnie Mae.
9a. Principal - enter the principal portion of the payments to security holders made by Ginnie Mae on the delinquent loan prior to the purchase of the property from the MBS pool.
9b. Interest - enter the interest portion of the payments to security holders made by Ginnie Mae on the delinquent loan prior to the purchase of the property from the MBS pool.
Acquired Property Net Gain/Loss Report: SFAP-4
This report provides detailed sales information for Ginnie Mae’s acquired property (Real Estate Owned-REO) being managed by the Master Subservicer.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Last Paid Installment Date–enter the date of the borrower’s last payment.
6. Unpaid Principal Balance - enter the unpaid principal balance amount for the month when the borrower made the last installment payment.
7. Total Accrued Interest - enter all delinquent and current unpaid interest for each loan. This includes the interest amount that accrued on the loan between the borrower’s last payment and the time when Ginnie Mae purchased the loan out of the pool. Interest stops accruing when the property has been foreclosed.
8. Miscellaneous Expenses Paid by GNMA– enter miscellaneous expenses which include but are not limited to, property up keep, legal fees, commissions and other related items. These expenses are different than those related to the HUD 1 Form, which is used for property closing and settlement to itemize expenses incurred during a real estate transaction.
9. T&I Expenses Paid – enter the amount of taxes and insurance that Ginnie Mae advanced and paid for the delinquent loan. All the T&I expenses paid by Ginnie Mae since the initial purchase of the loan is included.
10. Sales Proceeds – enter the gross sales proceeds received on the sale of the single-family REO property. The amount must agree with the Acquired Property Cash Collections Report (SFAP-11).
11. Net Gain/Loss – enter the amount that is greater than or exceeds the sales proceeds received. This the gain or loss amount that Ginnie Mae will record in their financials as being realizable and it is calculated as follows:

12. Total Net Gain/Loss – enter the total amount that is less than or greater than the sales proceeds received. This is the true gain or loss amount for Ginnie Mae which is calculated as follows:

Acquired Property Escrows Held Report: SFAP-5
This report provides summary information for Ginnie Mae on the activities related to the collection of escrow funds and the disbursement of those funds for the payment of taxes and insurance on Ginnie Mae REO property loans. The report will also display any reimbursement requests by the Master Subservicer for escrows or the repayment of escrow money to Ginnie Mae during the reporting month.
The report provides a snapshot of activities for three periods.

Note: An acquired property continues to be insured by Ginnie Mae while in the acquired property inventory. The Master Subservicer continues to request advance funding from Ginnie Mae to cover the payment of taxes and insurance (T&I) and other related expenses until the property is sold.
Preparation Instructions:
1. Escrow Beginning Balance - enter the amount of money on deposit at the beginning of the reporting period to pay taxes and insurance due on Ginnie Mae REO loans. The beginning balance must agree to the prior month’s ending balance.
2. Collections - enter the amount of escrow money collected during the reporting month for the payment of taxes and insurance. The amount reported as collected must not be netted against repayments of Ginnie Mae escrow advances or netted against current month disbursements.
3. Transfers-In - enter the escrow balance transferred in from the Single Family Foreclosed Loan Report (SFFL-7).
4. T&I Advance Funding by Ginnie Mae - enter the funds Ginnie Mae provided to make-up shortfalls in the escrow accounts needed to pay taxes and insurance on Ginnie Mae acquired properties.
5. MSS Disbursements - enter the amount of escrow paid out during the reporting month for the payment of taxes and insurance.
6. Transfers-Out - enter the escrow balance amount transferred out of the acquired properties account. When loans are sold the remaining escrow balance is removed from the T&I account.
7. Advance Repayments to GNMA–enter the repayments of funds by the Master Subservicer to Ginnie Mae for prior funding of shortfalls in escrow accounts.
8. Escrow Ending Balance - enter the amount of money on deposit at the end of the reporting period for taxes and insurance due on Ginnie Mae REO properties.

Acquired Property Aging Report: SFAP-6
This report provides aging information on Ginnie Mae’s Acquired Properties serviced by the Master Subservicer. Aging is calculated beginning from the date the properties are transferred into this group.
Preparation Instructions:
1. Days/Years Acquired Property – enter how long, in days/years, that Ginnie Mae owned the property.
2. All Loans – all Ginnie Mae acquired properties serviced by the Master Subservicer.
a. Number of Loans – enter the number of acquired properties being held for sale within each aging category.
b. Ending Inventory – enter the ending inventory (unpaid principal balance, interest and etc.) balances for the acquired properties within each aging category.
Acquired Property Transfers Report: SFAP-7
This report provides detailed information on principal and interest transferred in from the single-family Foreclosed Loans Transfer Report (SFFL-7).
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Loan Type - enter the insuring Agency or Program; the options are VA, FHA or RHS.
6. State Code - enter the state in which the property is located. Use the two letter state abbreviation, e.g. OK = Oklahoma, TX = Texas, etc.
7. Date of Acquisition - enter the date Ginnie Mae purchased the property out of the MBS pool.
8. Transfer Status - enter the report name the single-family acquired property originated from or transferred to, e.g. SFFL-7.
8a Prior Period – enter the loan category that the single-family acquired property originated from.
8b. Current Period – enter the loan category that the single-family acquired property were transferred into.
9. Transfers In – enter the dollar amount of the single-family acquired property transferred in from the single-family Foreclosed Loans Activity Report (SFFL-7).
9a. Principal - enter the amount of the principal transferred in.
9b. Interest - enter the amount of the interest transferred in.
9c. Total - enter the sum of the transferred in principal (9a) and interest (9b).
10. Transfers-Out - enter the dollar amount of the single-family acquired property that was transferred out to other single-family reports.

This report provides a summary of Ginnie Mae cash collected from the sale of acquired property being held for sale. The sales proceeds are recorded as well as the date the Master Subservicer sent the cash to Ginnie Mae.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.

This report lists all of completed short sales on Ginnie Mae’s single-family whole loans.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Loan Type - enter the insuring Agency or Program; the options are VA, FHA or RHS.

11. Ending Inventory - enter any outstanding inventory balance due to Ginnie Mae at the end of the reporting month. The ending inventory is the remaining shortfalls for the property that has been sold for which the claim has not been filed

Short Sale Activity Report: SFSS-2
This report summarizes all the loan activities for Ginnie Mae’s single-family short sale loans. Information reported on the Short Sale Activity Report (SFSS-2) is a summary of the details provided on the Short Sale Inventory Report (SFSS-1). The summary total amounts from the SFSS-1 must tie to the SFSS-2 amount.
The report provides a “snapshot” of activities for three periods.

1. Beginning Inventory - enter the total number of properties and dollar amount of the single-family properties sold and for which claims have not been filed at the beginning of the reporting period. The number and dollar amount must be equal to the ending inventory balance from the prior reporting month.
2. Purchases - enter the total number of loans and the amount of principal and interest paid by Ginnie Mae to the security holders to purchase loans out of the pool, and had a short sale occur in the same month. The purchase price must include all unreimbursed principal and interest payments made to the security holders while the loans were delinquent. This amount must equal the Short Sale Purchases Report (SFSS-3).
3. Transfers-In - enter the total number of loans and dollar amount of the single-family short sale properties transferred in from the single-family Foreclosure in Process Transfers Report (SFFP-7) or the single-family Whole Loan Transfers Report (SFWL-7) or Whole Loan Modifications Report (SFML-7).
4. Transfers-Out - enter the total number of loans and dollar amount of the single-family short sale properties transferred out to the single-family Short Sale Claims Transfers Report (SFSC-7).
5. Sales Proceeds - enter the total number of loans and dollar amount of the single-family properties sold by the Master Subservicer during the reporting month. This amount must equal the total of Short Sale Cash Collections Report (SFSS-10) for the reporting month.
6. Adjustments - enter the dollar amount of adjustments made during the reporting month.
7. Ending Inventory – enter the remaining number of loans and dollar amount of the single-family short sale properties remaining after sales and claims transfers at the end of the reporting period. The ending inventory must agree with the Short Sale Inventory Report (SFSS-1).

Short Sale Purchases Report: SFSS-3
This report provides detailed information on the purchase of single-family short sale properties by Ginnie Mae out of the MBS pool.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type, GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.
5. Payment to Security Holders - enter the amount of principal and interest passed through to the security holders to purchase the single-family short sale property out of the MBS pools. The payment to security holders must match the Monthly Advance Status Report for Portfolios GNMA I (SFPR-1) or Monthly Advance Status Report for Portfolios GNMA II (SFPR-2).
5a. Principal - enter the principal portion of pass-through payment to the security holders to purchase the short sale property. This amount is equal to the unpaid principal balance for the month following the reporting period.
5b. Interest - enter the interest portion of pass-through payment to the security holders to purchase the short sale property. This is the interest amount for the month following the reporting period.
6. Total Payments to Security Holders – enter the sum of the principal (5a) and interest (5b).
7. Prior Advance Payments - enter the total amount of all principal and interest payments made to the security holders on the delinquent loan prior to the purchase of the short sale property from the MBS pool.
7a. Prior Advance Payments - Principal - enter the total principal portion of payments to security holders on the delinquent loan prior to the purchase of the short sale property from the MBS pool. This amount is the sum of the delinquent unpaid principal amounts through the month following the reporting period. The sum of the principal amount paid to security holders (5a) and the prior advance principal (7a), is equal to the unpaid principal balance for the month ending when the last loan payment was made by the borrower.
7b. Prior Advance Payments - Interest - enter the total interest portion of payments to security holders made on the delinquent loan prior to the purchase of the short sale property by Ginnie Mae from the MBS pool. This amount is the sum of the delinquent interest amounts paid to security holders through the current reporting month.
8. Total Purchase Price - enter the sum of Total Payments to Security Holders (6) and the prior advance payment amounts, principal (7a) as well as interest (7b). The Total Purchase Price is also reported on both the Short Sale Inventory Report (SFSS-1) and the Short Sale Activity Report (SFSS-2).
9. Prior Advance Payments by Ginnie Mae - enter the amount of principal and interest payments to the security holders made by Ginnie Mae on the delinquent loan prior to the purchase of the short sale property from the MBS pool. The amounts reported in this section are already incorporated into section 7 “Prior Advance Payments.” These amounts are a portion of the payments advanced (in section 7) by Ginnie Mae.
9a. Principal - enter the principal portion of payments to security holders made by Ginnie Mae on the delinquent loan.
9b. Interest – enter the interest portion of the payments to security holders made by Ginnie Mae on the delinquent loan.
Short Sale Net Gain/Loss Sales Report: SFSS-4 NA
Note: This report is not currently applicable. Short sale property has already been sold and cannot be sold again.

Short Sale Escrows Held Report: SFSS-5
This report provides summary information to Ginnie Mae on the activities related to the collection of escrow funds and the disbursement of those funds for the payment of taxes and insurance on Ginnie Mae Short Sale properties. The report also reflects any reimbursement requests by the Master Subservicer for escrow or the repayment of escrow money to Ginnie Mae during the reporting month.

3. Transfers-In - enter the escrow balance transferred into short sale escrow from the foreclosed, modified and whole loan accounts.
4. T&I Advance Funding by Ginnie Mae - enter the funds provided by Ginnie Mae to make-up the shortfall in the escrow account needed to pay taxes and insurance on Ginnie Mae Short Sale property.
5. MSS Disbursements - enter the amount of escrow money paid out during the reporting month for the payment of taxes and insurance.
6. Transfers-Out - enter the escrow balance amount transferred out of the short sale account. Once a short sale property is sold the remaining escrow balance is removed from the T&I account.
7. Advance Repayments to GNMA – enter the repayments of funds by the Master Subservicer to Ginnie Mae for prior funding of shortfalls in escrow accounts.
8. Escrow Ending Balance - enter the amount of money remaining on deposit at the end of the reporting period for taxes and insurance due on Ginnie Mae short sales.

This report lists an inventory of all Ginnie Mae single-family whole loans for which short sale claims have been filed. Claims are filed to recover the short falls on properties that were sold.
Preparation Instructions:
1. Portfolio Number – enter the four-digit defaulted issuer portfolio number assigned by Ginnie Mae.
2. Portfolio Type – enter the loan’s portfolio type of either GNMA I or GNMA II.
3. Ginnie Mae Pool Number - enter the Ginnie Mae pool number assigned to the loan.
4. Master Subservicer’s Loan Number - enter the loan number assigned by the Master Subservicer.

13. Claims Collections - enter the dollar amount of the claim proceeds received for the single-family short sale property during the reporting month. The amount must equal the total on the Short Sale Inventory Report (SFSS-1) for the current month.
14. Write-offs (Net Gain/Loss) - enter the loan and the dollar amount necessary to reduce the remaining balance of the property to zero.
15. Ending Balance - enter the dollar amount of the Ginnie Mae claim that is outstanding at the end of the reporting month.
Short Sale Claims Activity Report: SFSC-2
This report summarizes all the loan activities for Ginnie Mae’s single-family loans, for which short sale claims have been filed and are in process or completed. Information reported on the Short Sale Claims Activity Report (SFSC-2) is a summary of the details provided on the Short Sale Claims Inventory Report (SFSC-1). The summary total amounts from the SFSC-1 must tie to the SFSC-2 amounts.
