About this file
This document is a comprehensive set of construction drawings issued for the Waterloo Vehicle Maintenance Shop project for the Iowa National Guard, located at 3106 Airport Boulevard in Waterloo, Iowa. The Iowa Army National Guard (IA-ARNG) is undertaking construction of a new 24,810 square-foot, single-story facility with mixed occupancy classifications (Business Group B and Storage Group S-1). The project, identified as IAARNG Project No. 190185 and Contract No. C485X2118, was issued for construction on March 20, 2026. The drawings include general information, life safety code analysis, architectural plans, civil site plans, structural details, mechanical and plumbing systems, electrical and technology layouts, and fire protection systems. The building will be constructed using load-bearing precast concrete exterior walls with a steel roof structure and will accommodate offices, classrooms, latrines, storage areas, mechanical and electrical rooms, and janitorial spaces. The structure reaches a height of 34 feet with proposed area of 24,810 square feet, which complies with allowable limits under Construction Type II-B. The project includes bid alternates for items such as a bridge crane, permeable concrete paving surfaces, high-density storage systems, and photovoltaic arrays.
The construction is governed by the 2015 International Building Code, 2021 International Plumbing Code, 2012 NFPA 101 Life Safety Code, 2020 National Electrical Code, and other applicable standards. The design accommodates 168 occupants with appropriate fire separation, egress paths, and accessibility features in compliance with 2010 ADA standards and Iowa Accessibility Code Chapter 302. The facility requires an automatic sprinkler system, fire alarm system, and fire department connections in accordance with life safety requirements. Utilities include sanitary sewer, storm sewer, water mains with fire hydrants, and underground electrical services. The contractor must comply with City of Waterloo specifications and standards, coordinate staking under licensed surveyor supervision, manage storm water discharge permits from the Iowa Department of Natural Resources, and maintain strict adherence to OSHA codes throughout construction. Laboratory testing, erosion control, and comprehensive as-built documentation of all utilities are contractor responsibilities. The project site spans 7.26 acres on property zoned M-1 (Light Industrial) and is subject to various easements and deed restrictions.
