About this file

This file comprises architectural and engineering drawings and specifications for the Hartwick Pines State Park Visitor Center Exhibit Space Renovation project in Grayling, Michigan, prepared by Integrated Architecture with structural engineering by JDH Structural Engineering and mechanical/electrical/plumbing engineering by Nealis Engineering. The project scope includes interior renovation work in the existing visitor center building focusing on exhibit space modifications, the conversion of an existing staircase into a single-occupancy family restroom, wall reconfiguration in the conference room, finish upgrades, and modifications to mechanical, electrical, and plumbing systems. The project is classified as a Level 2 Alteration under the Michigan Rehabilitation Code for Existing Buildings, with the existing structure being approximately 10,628 gross square feet of Type VB construction located at 3612 State Park Drive. The documents indicate a bid/permit deadline of May 13, 2026, with construction documents at 100 percent completion as of April 3, 2026. The project includes base bid work with two planned alternates: one for lighting upgrades in the central lobby and another for full installation of an adult changing station, with the base bid including preparation for the future changing station installation.

The drawings and specifications establish detailed requirements for all construction trades including structural framing modifications using engineered lumber and lvl joists, comprehensive interior finishing with gypsum board walls and ceilings, ceramic tile work in restroom areas, plumbing fixture installation to meet 2021 Michigan Plumbing Code requirements, mechanical and electrical system modifications, and compliance with 2021 Michigan Building Code and Michigan Rehabilitation Code standards. Code compliance documentation indicates the building accommodates mixed occupancies including Assembly Group A-3 for exhibit and auditorium spaces and Business Group B for office areas with a total occupant load of 203 persons on the main floor and 6 persons in the basement mechanical/storage area. Accessibility requirements per ANSI A117.1 and ADA standards are integrated throughout, including barrier-free restroom design with grab bars, accessible lavatories, and appropriate fixture mounting heights. The project site has existing fire suppression systems in the basement only with no changes planned, and contractors are required to conduct field verification of existing conditions prior to bid submission and to coordinate with exhibit design consultant Split Rock for exhibit element installation and final locations.
