About this file

This is a Design Analysis document for a 95% design submittal for the renovation of Greenhouse #2 at the USDA PSWMRU facility in University Park, Pennsylvania. The document provides comprehensive design specifications across architectural, structural, mechanical, and electrical systems.

The project involves demolishing Greenhouse #2 down to its steel structure and concrete slab, then performing a complete reconstruction of all greenhouse systems. The facility totals approximately 3,200 square feet divided into three bays (two growth rooms and one entrance bay). Key architectural work includes installing a new aluminum glazing system, creating three separate growth chambers with interior partitions and sliding doors, adding operable ridge vents with mechanical controls, and implementing automatic shade cloths. Structurally, the design specifies a new slab-on-grade sloped to trench drains, supported by eight inches of structural fill, with XPS insulation beneath to mitigate heat loss. An expansion joint will separate the new slab from existing walls. Mechanically, the renovation includes reinstalling existing hydronic unit heaters, replacing the ventilation and evaporative cooling system with four 23-foot by 36-inch cooling pads, and replacing the domestic water system with new plumbing including a stainless-steel work sink, relocated hose bibbs, and additional hose bibbs for cooling system makeup water. Electrically, the design utilizes existing panelboards GDP2-A and GDP2-B with modified breakers, demolishes all interior circuitry, and installs new LED lighting with both manual toggle switches and Tork time clock controls. The design also incorporates wireless access points for telecommunications and protects existing fire alarm and lightning protection systems throughout construction. The document references compliance with 2018 and 2024 International Building Codes, ASHRAE standards, UFC criteria, and includes basis of design cut sheets for KOOL-CEL evaporative cooling pads, exhaust fans, circulation fans, wall hydrants, floor cleanouts, and other mechanical/plumbing components.

Structural Design Overview

EXISTING CONDITIONS:

The existing greenhouse consists of a tube steel structure supporting greenhouse glazing. The structural foundation system is for the existing structure is unknown. During the site investigation it was note that the interior tube columns are supported by 10”x10” concrete pedestals. The support for the pedestals in unknown. The exterior walls and interior walls of the greenhouse bear on a concrete stem wall. The existing floor system consists of concrete walkways and equipment support pads and gravel. The existing greenhouse layout consists of three bays divided by interior glazing panels supported by stem walls.

The existing greenhouse steel framing structure and foundation are to remain and be protected during construction.

DEMOLITION:

The structural demolition consists of demolishing the existing slabs, equipment pads and walkways. The demolition will also excavate and remove the interior fill of the greenhouse to accommodate the new construction.

NEW WORK:

The new work will consist of providing a slab on grade sloped to new trench drains. The slab on grade will be supported by 8” of structural fill as directed by the Geotechnical Report performed by the US Army Corps of Engineers – Baltimore District in June of 2022. Constructing the slab on the structural fill material will remove the concerns of frost heave of the slab. An expansion joint will be provided between the existing headhouse masonry wall and new slab as well as between the existing stem walls and the concrete slab. A layer of XPS insulation will be provided beneath the slab to mitigate heat loss through the slab.
