AGENCY SPECIFIC REQUIREMENTS
PROVIDED TO DESCRIBE THE TYPICAL CONSTRUCTION
AND SECURITY REQUIREMENTS OF OUR OFFICE SPACE
DEMOLITION / CONSTRUCTION: MODIFY DESCRIPTION FOR EACH PROJECT.
Modification of existing space will include demolition of several walls, the buildout of a LAN room and new finishes and casework throughout the suite. Approved design intent drawings shall be followed. All perimeter walls shall be modified as required to meet or exceed requirements indicated in SUITE PERIMETER WALL paragraph below.
SUITE PERIMETER WALL: All perimeter walls shall be constructed of permanent material, such as gypsum board, installed from true floor to true ceiling deck, be permanently attached, meet or exceed sound attenuation requirements (see SOUND ATTENUATION below), and provide easy visual detection of tampering.
a. Perimeter walls shall not have glazing. All openings in the current perimeter walls above the ceiling must be covered with permanent material, such as gypsum board and completely sealed. Entire wall assembly shall be finished and painted from true floor to true ceiling.
b. All required penetrations of the perimeter wall, such as vents and ducts, in excess of 96 square inches, must be protected with bars of 1/2 inch diameter steel welded vertically and horizontally six (6) inches on center. A deviation of l/2 inch in vertical and/or horizontal spacing is permissible. Ducts and vents must have an inspection port on the secure side that will allow visual inspection of man bars. Again, this pertains to all penetrations of the perimeter wall, not just penetrations which allows for access into the space.
c. With regard to main trunk lines, DCSA requests the installation of manbars, an access port, and a sound masking device placed next to the trunk line. If there is an issue with installing manbars and/or Z Ducts on main trunk lines, contractor/Lessor to discuss with DCSA alternate options.
d. If mechanical ductwork is required because of installation of wall from floor to true ceiling, install “Z Duct” with sound absorbent lining and man bars as described above. Ensure “Z Duct” is positioned inside the suite/space. Walls surrounding duct penetrations shall be finished to eliminate any openings between the duct and the wall.
e. Metallic penetrations shall have the following completed:
• Metal conduit or pipe: contractor shall provide dielectric union inside the suite adjacent to the penetration or ground the conduit within 6in of the perimeter penetration using a no. 4 wire (0.2043-diameter copper wire) to the building ground.
• Metallic sprinkler (fire suppression) pipe: provide a UL Listed dielectric union inside the suite perimeter adjacent to the penetration or ground the conduit within 6in of the perimeter penetration using a no. 4 wire (0.2043-diameter copper wire) to the building ground.
• Mechanical system refrigerant lines: ground the conduit within 6in of the perimeter penetration using a no. 4 wire (0.2043-diameter copper wire) to the building ground. Maintain integrity of refrigerant line insulation.
f. Fire Alarms. Advise DCSA of any speakers or other transducers that are a part of a fire alarm / mass notification system which are NOT wholly located in the suite. DCSA might have additional buildout requirements.
g. Placement of sound masking devices along various points in the office suite and major trunk lines TBD. Confirm sound masking device requirement if none are listed on the designs for placement along perimeter walls and trunk lines. At the very least, request installation of a sound masking device(s) to help meet sound attenuation goals. The preference is a wall mounted generator installed in a closet/LAN room and sound masking emitters installed throughout the space within the drop-ceiling/tile and spaced at least every 8feet. The volume control will only be on the generator.
PRIVATE OFFICES / STORE ROOMS/ CONFERENCE ROOM / LAN ROOM / CI OFFICE:
For private offices and storerooms walls shall be constructed of permanent material, such as gypsum board, installed from true floor to drop ceiling and shall be insulated (see SOUND ATTENUATION below).
For conference rooms and LAN/TELECOM rooms walls shall be constructed of permanent material, such as gypsum board, installed from true floor to true ceiling and shall be insulated (see SOUND ATTENUATION below).
LIGHTING: After all demolition and construction is completed, lighting shall be located to assure adequate and balanced lighting is provided in work areas. Additional lighting shall be installed as necessary.
HVAC: After all demolition and construction is completed, but prior to occupancy of space, the HVAC shall be rebalanced to assure adequate ventilation is provided.
The contractor shall provide and install a supplemental HVAC or CRAC unit, independent of the building system, in the LAN / TELECOM ROOM (see IT / TELECOM / LAN REQUIREMENTS below). Above standard power will be monitored through a separate electric meter as required and billed separately from the standard utilities. Note: If a separate/supplemental HVAC unit already exists in the LAN room, another one is not required.
CONFERENCE ROOM: Data/telecom and electrical connectivity required at every conference table. Two cable power tracks will be required for each conference room table. Tracks will be either end of the conference room table. One track is for Red Ethernet cables only and will include at least four red RJ45 modular jacks. The other track is intended for Blue Cat5e cables and will include four data and two voice drops. The conference room requires shielded RJ45 modular jacks with a total drop count of 4 Red Data Drops, 4 Blue data drops, and 2 voice drops.
12” space differential must be maintained between all red shielded cables and any other signaling (voice and data) or power cables throughout the entire office.
See Attachment #1 for a basis of design product, this product is not intended to limit competition, substitutes of equal or superior performance can be submitted.
Contractor shall, at a location designated by DCSA, provide and install a wall mount with swivel and tilt capability, sufficient to accommodate a 42” flat panel TV. Mounting bracket shall be installed so that bottom edge of TV will be approximately 48” at finished floor (AFF).
Contractor shall install necessary wall blocking required to reinforce wall for mount and install a 15-amp duplex electrical outlet and receptacle box with pull string (for eventual installation of coax cable) in wall behind TV. Contractor shall also install TV to be provided by DCSA prior to tenant occupancy. Lastly, require one BLUE data drop, one RED Data drop, and 2 NEMA 5-15 power receptacles installed 12” from the floor under the TV mount.
SOUND ATTENUATION: All perimeter walls and conference room walls shall provide acoustical protection sufficient to attain a rating of Sound Group 4 / STC 50 or better (Very loud sounds, such as loud singing, brass musical instruments or radio at full volume, can be heard only faintly or not at all). Typical construction includes: 5/8” drywall, three (3) layers total with two (2) on the side interior to the suite; insulation; outlets located on both sides of perimeter walls shall be staggered between stud cavities and insulated to prevent sound transmission; all walls shall be sealed with appropriate non-drying acoustical sealant top and bottom as well as at all penetrations, standard caulking is not acceptable. Acoustic fill shall be placed between studs to prevent slippage. Interior two layers of drywall shall be mounted so that the seams do not align (i.e.: stagger joints). Drywall shall be attached to 3 5/8-inch-wide metal studs or wooden 2x4 studs placed at a maximum of 24-inch on center. At the top and bottom of each wall track, bed in two (2) continuous beads of acoustical sealant.
Sound attenuation in private offices, LAN Rooms, and storage rooms shall be controlled through sound absorbent batting between studs and batting above the drop ceiling as required. Insulation within stud cavities shall be blow in type. Rigid and roll style is not preferred. Plenum rated sound absorbent batting or sound attenuation blankets above ceiling shall extend 48” on both sides of the partition.
Moreover, request the door frame voids for the front entrance, vestibule, and any egress door be filled.
Below are diagrams for STC-50 walls and to address potential sound attenuation issues around window mullions.
INTRUSION DETECTION SYSTEM: Alarm will be installed by a separate contractor hired by Defense Counterintelligence and Security Agency . TBD if there is a requirement for separate conduits, wiring, etc. which might be required by the contractor to provide. (Note: The inclusion of this attachment is for coordination of wiring and panel location that have the potential to conflict with light switches and thermostat locations. IDS shall be separate from and independent of fire, smoke, radon, water, and other systems.)
VIDEO-AUDIO ENTRY CONTROL SYSTEM:
a. Install an AIPHONE on primary entrance door.
• System consists of components from AIPHONE Corporation to include: Master
Station with monitor, a Sub Station with monitors and Video Door Station.
