About this file
This document is a bid request for information (RFI) related to the construction of a modular complex for the Southwest Georgia STEM Charter School in Sumter County, Georgia. The RFI outlines several key requirements, including the need for a sprinkler system, fire-rated walls and doors, a T-grid ceiling system, three-phase electrical panels and HVAC, and an expansion tank for the hot water heater. The RFI also addresses the requirement for a bid bond and clarifies that a full-time project manager is not required on-site, but the contractor must be available as needed. Additionally, the RFI notes that a new building floor plan is being provided as an attachment.
The RFI does not provide details on pricing terms, set-asides, incumbents, funding requirements and sources, or contract renewal options. However, it is clear that this is a state and local contract opportunity in Georgia, specifically for the construction of a modular complex for the Southwest Georgia STEM Charter School in Sumter County.

Southwest Georgia Stem Charter School Bid Questions
1. Are you aware that a sprinkler system is required by GA Building Code as well as the State Fire Marshall? With the sprinkler system you’re not required to have fire rated walls and doors. I have been informed that the janitor closet must be fire rated.
2. Specifications call for a hard ceiling. The best ceiling to use for a sprinkler system would be T’Grid. Bidders may list an option for a T-Grid hallway.
3. With this being a large building, the electrical panel boxes need to be three phase with the HVAC wired for 208. This will allow the service to be three phase and allow you to diversify your total load which will be less expensive for the new service.
4. By code, the hot water heater will require an expansion tank.
5. Is a bid Bond Required? Yes, please see bid documentation.
6. Do you require a project manager employed by the General Contractor to be onsite at all times? An project manager is not required. However, SGSC will need to be able to contact the General Contractor as needed.
7. The Building Floor plan with the office center protruding out 3’ does not match the picture included in the package. It looks like it should be 6 sections. Should we go with the floor plan or picture? A new layout is being added to the bid. Please see the new attachment.
