About this file
This document is a comprehensive set of bid plans and specifications for the State of Michigan Department of Natural Resources Muskegon State Game Area office renovation and addition project located at 7600 Messinger Road, Twin Lake, Michigan (State File No. 751/22233.GAG). The project encompasses renovation of approximately 2,998 square feet of existing building space and construction of a 1,297 square foot addition, for a total completed building area of 4,101 square feet, with 679 square feet designated for renovation. The scope of work includes site preparation and demolition, structural modifications, installation of new mechanical and plumbing systems, electrical upgrades, interior finishes including gypsum board, acoustic ceiling tiles, vinyl tile flooring, and casework, roofing with architectural asphalt shingles, exterior metal siding, windows, doors, and associated site work. The building will accommodate office spaces, staff facilities, a managed hunt area, service areas, and barrier-free toilet rooms, designed to house personnel for the State Game Area operations.
The project is governed by the Michigan Building Code (2015 IBC as amended), Michigan Mechanical Code, Michigan Plumbing Code, and National Electrical Code, with construction type 5B non-protected, business classification, and occupancy capacity of 41 persons based on 100 square feet per person. The design incorporates ADA accessibility requirements throughout, including barrier-free fixtures, grab bars, accessible parking, and compliant door hardware. All work must comply with current editions of applicable codes and standards, including ANSI A117.1 for accessibility. The bid plans set (dated May 10, 2024) represents the bid and plan review set following multiple design revisions completed between September 2022 and April 2024. Contractors are required to obtain required permits and pay associated fees, provide insurance with the Owner and Design Professional named as co-insureds, and verify existing site conditions prior to bidding. All materials must be new and undamaged, with shop drawings submitted for Design Professional approval prior to procurement and installation.
