Construction Documents Summary

These are 100% construction drawings and specifications for the B1146 USDB Textiles Warehouse Expansion & Renovation project at Fort Leavenworth, prepared for the Directorate of Public Works. The project involves expanding an existing 9,347 SF warehouse with a 1,236 SF addition and comprehensive interior renovations. The facility is classified as Construction Type IIIB with S-1 (Warehouse) occupancy, accommodating approximately 36 occupants. The project must comply with UFC 1-200-01, 2021 International Building Codes (IBC, IMC, IPC, IFGC, IFC, IECC, IGCC), 2023 NFPA 70 (NEC), NFPA 72, NFPA 101, and Architectural Barriers Act requirements. The design provides two required exits, compliant egress paths with maximum 97-foot travel distance, and includes sprinkler system modifications, smoke/fire detector relocation, and compliance with 2021 IECC energy conservation standards including window U-factors of 0.7 BTU/h·ft²·°F and opaque thermal envelope requirements.

The scope encompasses architectural, mechanical, plumbing, and electrical systems. Mechanically, the project requires HVAC modifications including unit heaters, exhaust fans, ductwork with SMACNA specifications, and temperature controls. Plumbing work includes domestic copper piping, sanitary PVC piping, fixture installation (toilets, lavatories, drinking fountains, eyewash station, janitor sink, water heater), water hammer arrestors, and floor drains. Electrical work involves relocating the main service panel, providing new branch circuits, lighting fixtures (LED-based), exit signs, emergency lighting, and communications cabling. The project includes demolition of existing elements, removal of existing HVAC units and plumbing fixtures, concrete patching, exterior modifications (new windows, doors, siding, dock leveler, guardrail), and site work including a recessed truck dock with 3-foot ramp and new concrete pavement. Testing and balancing certification by NEBB or AABC is required, with training and spare parts delivery to the owner upon project completion.

11. Use blocks of proper size to support the glass in accordance with manufacturer's recommendations where continuous gaskets or provide spacers for all glass to separate glass from stops.

12.Locate spacers 36" O.C. maximum inside and out, with minimum of two (2) spacers per edge of glass.

13. Set glass in a manner which produces greatest possible uniform appearance. Face all glass which has dissimilar faces with matching faces in the same direction.

14.Glazing materials from different sources shall not be used in the same joint systems unless the manufacturer of each material has stated, in writing, that his material is fully compatible with the other materials.

15. Use masking tape or other suitable protection to limit coverage of glazing materials to the surface intended for sealants.

16. Butt lap ends of sealant tape in accordance with the manufacturer's recommendations.

17. Tool exposed surfaces of glazing materials to provide a slight wash away from the glass. Install exposed tapes and gaskets with a slight protrusion above stops in the final compressed condition.

18. Clean excess sealant or compound from glass and framing members immediately after application, using solvent or cleaners recommended by manufacturer.

19. Cure sealants in accordance with the manufacturer's instruction to attain maximum durability and adhesion in glass and framing as soon as possible.

20. Protect glass from breakage immediately upon installation. Use streamers of ribbons suitably attached to framing and held free of the glass. Warning markings shall not be applied directly to the glass.

21. Remove and replace glass which is broken, cracked, or scratched, by any source, including weather, vandalism and accidents prior to DPW acceptance.

22. Maintain glass in a reasonably clean condition during construction so that it will not become stained and will not contribute to the deterioration of the glazing materials.

23. Wash and polish on both faces, not more than four (4) days prior to date of final acceptance. Comply with instructions and recommendations of glass manufacturer of cleaning in each case.
