Statement of Work Replace Recalled Sprinkler Heads in Cow Creek Housing
PMIS #280631
Death Valley National Park May 15th, 2020
Part 1: Scope/Background/Objective
1.1 Scope of Work
A) Replace 226 recalled sprinkler heads in Coyote Loop, upper Skyline, and Nevares housing units in the Cow Creek Creek Housing Area.
B) Perform internal inspections of wet-pipe sprinkler systems per NFPA25 C) Replace gauges per NFPA
1.2 Background
An inspection report in May of 2019 revealed that approximately 226 sprinkler heads installed in the 1990s in currently in occupied housing units were recalled but never replaced. It is no longer possible to obtain assistance from the manufacturer because of the length of time since the recall. These occupied housing units are out of regulatory compliance and their fire suppression systems are at unacceptable risk of failure until this repair is complete. This represents a threat to health and safety of park residents. See map of Cow Creek Housing area indicating housing units with recalled sprinkler heads to be replaced.
1.3 Objective
Replace 226 sprinkler heads in 24 housing units (14 buildings) in the Cow Creek Housing Area (see Attachments A and B for map and photos). Perform internal inspections of sprinkler systems and replace gauges per NFPA. Bring these housing units into regulatory compliance and ensure the health and safety of park residents residing in these houses.
Part 2: Contract Items
2.1 Description of Work
Replace recalled sprinkler heads in the affected housing units with new sprinkler heads, following the attached specifications. The existing sprinkler heads can be replaced with Tyco LFII Residential Sprinkler Heads K-factor 4.9 (TY2234 or equivalent), with a male/female adapter about 1/2” to 3/4” long so that the recessed head is flush with the ceiling (see Attachment for flow rates and Attachment D for manufacturer’s specifications for TY2234). Perform an internal inspection of the sprinkler system and replace gauges on these housing units per NFPA.
The housing units with recalled sprinkler heads are occupied by tenants. Access to these housing units will require providing tenants a minimum of 48 hours notice to enter the unit.
Following park policies to prevent the spread of COVID-19, an N95 mask will be required to be worn whenever work is performed in an occupied unit.
