STATEMENT OF WORK WEST DESERT DISTRICT, UTAH

MUSKRAT AND VERNON GARAGE DOOR REPAIRS BUREAU OF LAND MANAGEMENT

1. INTRODUCTION

This solicitation consists of repair and maintenance to sectional insulated garage doors located at the Muskrat Fire Station, 2043 South Skull Valley Highway, Grantsville, Utah, and the Vernon

Fire Station located at 450 North Silver Sage Road, Vernon, Utah.

The Muskrat Fire Station Engine Bay was constructed in 1999 with 6 sectional insulated overhead doors. These doors have received little maintenance over the years and are now having problems staying in the tracks, opening and closing. The four outer doors are 20 feet wide by 11 foot 1 inch tall. The two interior doors are 20 feet wide by 10 foot 7 inches tall. In addition to maintenance work that needs to be completed, one of the doors has been hit by a vehicle from the inside which has caused the bottom two sections to bow out. These two sections need to be replaced completely.

The Vernon Fire Station was constructed in 2021 and has 5 sectional insulated overhead doors that are 14 feet wide by 14 feet 1 inch tall. These doors were installed with horizontal tracks and should have been installed with a roof-pitch track to better support the weight of the doors.

Because the roof slope of the building runs north and south, there is a large span between the door tracks and the building ceiling which has resulted in significant movement in the tracks and the doors. One of the doors jumped out of the track and fell inside the building hitting one of the vehicles because of the play in the tracks.

In addition to the track issues, the jackshaft motors that were installed do not have a manual chain option to raise and lower the doors when the power is out. The five existing operators need to be changed out with a model that provides this option as indicated in the tasks section below.

2.0 SCOPE

This project will consist of providing all labor, materials, equipment, and supervision to repair/replace the items identified below in the tasks section for each overhead door located at the two sites. Work shall consist of replacing hinges, rollers, brackets, cables, drums, selected operators and replacing damaged sections of doors at each location.

The Contractor shall be responsible for ensuring that all doors operate smoothly and safely and that support bracing for tracks is adequate to reduce movement when doors are operating.

Electrical safety photo eyes shall be installed on all doors and shall be mounted directly to the concrete floor and not the tracks.

3.0 TASKS

The following tasks shall be performed at locations specified below as well as in the contract drawings:

Muskrat Fire Station
