3. COOLING TOWER
Scale and Corrosion Control. Provide a single liquid cooling water treatment to control PH and corrosion in air conditioning condenser water systems. The use of toxic and staining corrosion inhibitors such as chromates will not be permitted. Corrosion inhibitors selected shall have been proved effective by at least one year use by the Contractor. Polyphosphates are not considered as effective corrosion inhibitors.
Corrosion shall be controlled below 3 mils and PH between 7.0 and 9.0.
Water Sampling for control Legionnaires’ Disease Bacteria (LDB). Effective water treatment, including biocides and dispersants, along with system maintenance should reduce the growth of LDB. The Association of Water Technologies recommends testing for LDB periodically within a Cooling Tower system to monitor and control the growth.
The Contractor shall sample and conduct a lab analysis for growth of LDB in the Cooling Tower system annually.
4. CONDENSER WATER TREATMENT
a. Service shall consist of treating the make-up water to the cooling towers with the most appropriate chemicals selected by the contractor. This treatment will provide complete protection of the condenser system against corrosion, scale formation, and biological growth. The Contractor shall maintain the following water characteristics within the condenser water system:
pH: 7.0 – 9.0 Corrosion Rate: Less than 3 mils per year (mild steel coupon) Water Concentration: 4X to 6X
Conductivity: Maintained in accordance with system design and controller setpoints Biological Activity: Controlled using oxidizing and non-oxidizing biocides with no visible algae or slime formation
b. The Contractor shall perform monthly testing and analysis of condenser water to verify proper chemical control and system performance.
