About this file
Attachment C is a Performance Standards and Guarantees document for a Lawn Care Services contract (DMS-25/26-009) that outlines specific performance metrics and compliance requirements for a landscape maintenance contractor. The document details service expectations across multiple deliverables including mowing, trimming and edging, debris removal, weed control, fertilization, herbicide applications, mulching, irrigation, and miscellaneous landscape maintenance tasks. Performance is evaluated monthly using a rating system of Good (1), Fair (2), and Poor (3), with corresponding financial penalties for non-compliance ranging from 5% to 35% deductions from the contractor's invoice depending on the specific service area.
The performance standards specify precise requirements such as mowing frequency (weekly from May through October, biweekly from November through April), maintaining mulch depths, applying fertilizer twice annually, reporting irrigation system issues, and managing seasonal color beds and tree maintenance. The Facility Manager is responsible for completing and submitting a monthly summary report to the Contract Manager, which will be used to assess the contractor's performance. If a contractor receives a Fair (2) rating and fails to improve the following month, they will be downgraded to a Poor (3) rating, triggering invoice deductions. The document provides a comprehensive framework for ensuring high-quality landscape maintenance services with clear consequences for substandard performance.
