FIRE PROTECTION / FIRE ALARM (FP&C)
Scope of Work Summary –
Modifications to the existing building sprinkler piping systems and fire alarm system in conjunction with the reconfiguration of the room spaces shown on the Contract Drawings.
The level of rehabilitation work under this project will be a modification based on the reconfiguration of the existing space. The existing means of egress for spaces outside of the areas of work will not be altered and will remain usable during this project.
Existing Facility Description Life Safety
• Building 104 – LETC is an approximately 2,800 square feet, two-story building of Type VB
(combustible) construction. The current use is a business occupancy. The building is fully sprinklered and is provided with a manual fire alarm system that monitors the automatic sprinkler system.
Occupant notification is provided with conventional horn/strobes which are located in the building corridors.
• The building egress arrangement for the First Floor consists of four exits to the exterior. The north exit is arranged with an accessible ramp as part of the means of egress. The south exit is also arranged with a ramp which is not compliant due to the steepness of the ramp slope.
• The building egress for the Second Floor consists of one interior exit stair enclosure which discharges to the exterior at grade. The north and south ends of the building center corridor are arranged with exit doors that discharge to open balconies. The egress to grade from both of these balconies is by means of fixed ladders. The single interior exit stair arrangement for the Second Floor is permitted by NFPA 101, 38.2.4.3 based on the total maximum path of travel for the Second Floor is under 100 feet to reach the exit stair discharge at grade.
Fire Alarm
• The existing fire alarm system provides compliant monitoring of the automatic sprinkler system and compliant locations for manual pull stations at each building and floor exit. Compliant audible/visible notification appliance coverage is provided in the building corridor system.
• Visible notification appliance coverage is not provided in the building's public restrooms.
• The existing building fire alarm control unit is an Edwards EST3 control unit.
• Based on the number of existing audible/visible notification appliances installed in the building and the capacity of the EST3 control unit is adequate for adding fire alarm strobes (4 strobe appliances) in the restrooms.
Automatic Sprinkler Protection
• The building is protected by a single-zone dry-pipe sprinkler system. Piping installed is Schedule 40.
Sprinklers installed in the pendent position are installed with return bends. It is estimated that this system has been in service for approximately 37 years. The system is arranged with a wall-mounted fire department connection which is marked with exterior signage.
• Sprinkler coverage is included in all closets.
• No deficiencies were noted regarding the condition of the automatic sprinkler system.

• The current closet is being removed to accommodate expanded restroom facilities at this level to meet ADA/ABA accessibility standards.
• The new closet shall have a mop sink installed per requirements of building and plumbing codes and best practices.
• The new closet shall receive minimal finishes; for example, no finished ceiling shall be placed within the space.
• At the 65% Submission, this new Janitor Closet was shown to be located across the existing
Level 01 corridor and placed within an existing storage closet. After additional Site Investigation with the Project Mechanical/Plumbing Engineer, it was determined that inadequate space exists within the existing corridor ceiling plenum to route necessary exhaust ductwork back to an existing vertical service riser at the existing location of the Men’s Restroom and an IT Closet. Placing the closet within the reconstructed Women’s Restroom allows a more straightforward routing within plenums towards connection to the existing vertical service riser.
• Note: Janitor Closet was previously numbered Janitor Closet 104C; this number has been updated to Janitor Closet 102 based on its revised location.
All Spaces (Level 01 and 02)
• The current flooring throughout all existing spaces (Levels 01 and 02) is beyond its useful lifespan.
The law enforcement user groups within this building routinely utilize fingerprinting substances that have degraded the current finish flooring.
• The Scope of Work includes full replacement of all finished flooring throughout all spaces except for Level 01 and 02 corridors, Training Room 103, and Laundry 107. The flooring is to remain in those spaces.
Exterior Work
• There will be no exterior architectural work in this project, except for the new cooling tower described within the applicable mechanical scope.
Interior Design All interior finishes will be selected in accordance with the VA TIL.
Infection Control The JohnsonDanforth Team will generate an Infection Control Plan with the support of the consultant team and CAVHS staff. This will be provided during the 65% submission phase.
