About this file
This is a Project Specific Requirement Matrix detailing door replacement and restoration work for a Main Building facility. The matrix specifies ten distinct door replacement projects across multiple building levels, each with defined existing conditions, required work, and acceptance criteria.
The projects encompass replacement of storefront entry systems, vestibule doors, emergency exit doors, and secured access doors throughout the main, basement, and second levels. Key requirements include: installation of thermally broken aluminum frames with insulated glazing assemblies; ADA-compliant automatic door operators and push-button actuators; integration with existing security systems and card readers where applicable; code-compliant commercial-grade hardware meeting ANSI/BHMA Grade 1 standards; compliance with IBC, IFC, and ADA standards; and restoration of surrounding finishes and interfaces. Specific project notes include weatherization improvements to mitigate pest intrusion at the East Elevation Door (ID 5), retention and functional testing of existing automatic operators where serviceable (ID 2), and correction of alignment and wear issues including improper door propping at the North Side of West Elevation (ID 6). Acceptance evidence requirements include photographic documentation, contractor certifications of code and hardware compliance, security system integration verification, functional testing of operators and access systems, and final inspection reports confirming proper operation, egress functionality, and finish restoration. All work must comply with applicable building codes and maintain operational functionality consistent with emergency egress requirements where applicable.

Main Building/Main Level/Primary Entrance
The existing storefront double doors are original to the building, with worn weatherstripping, misaligned hardware, uses ADA and push-button access and keycard access. Doors have a noticeable gap in the middle between the leaves’.
Replace the storefront entry system with a new thermally broken aluminum frame and insulated glazing assembly. Install ADA-compliant automatic door operators and push-button actuators that integrate into current security system and card reader. Ensure the threshold and landing meet current ADA standards for slope and cross-slope. Hardware must meet ANSI/BHMA Grade 1 specifications. All work must comply with IBC, IFC, and ADA requirements.
• Photographs showing new doors, actuators, and threshold.
• Contractor certification that ADA clearances, slopes, and hardware specs meet required codes and integration to current security system and card reader.
• Final inspection report confirming compliance with IBC/ADA and successful functional test of automatic operators. Verifying egress operation and fit/finish.
Main Building/Main Level/Interior Vestibule Doors
A set of full-lite, double metal-framed metal doors with glass transom above immediately beyond the main entrance vestibule, providing access further into the building. Does have an ADA button on door. Doors do not require key-card access. Existing hardware is aged and inconsistent with current code requirements, and surrounding finishes will require restoration after replacement.
Replace the double-leaf full-lite, metal-framed vestibule doors with new doors matching the existing configuration. Provide code-compliant commercial-grade hardware meeting ANSI/BHMA Grade 1 standards. No card access is required for these doors.
Retain the existing automatic operator and push-button actuator, if present and serviceable; disconnect and reconnect as needed and test operation.
Do not replace the operator or actuator unless the Contracting Officer directs otherwise. Restore affected frames, thresholds, adjacent surfaces, and finishes. Comply with applicable IBC, IFC, and ADA requirements.
• Photos of the installed doors and restored surrounding areas.
• Confirmation that the doors open, close, and latch properly.
• Functional test of the existing automatic operator and push-button actuator, if retained.
• Confirmation of applicable code compliance.

Main Building/Main Level/North- Side Entry Vestibule Door
A single-leaf full-lite metal door with a metal frame located inside the north-side vestibule. This door is not used as a daily exit but must function as an emergency exit. No key-card access is required.
Fully replace the single-leaf door with a new door matching the existing type.
Provide code-compliant commercial hardware suitable for an emergency-egress door. Restore surrounding finishes, frame, and any adjacent materials to previous condition. All work must comply with IBC, IFC, and ADA requirements.
• Photographs of new door and restored surrounding conditions.
• Contractor certification confirming compliance with egress hardware and applicable codes.
• Final inspection verifying egress operation and fit/finish.
Main Building/Main Level/South‑We st Elevation Door
Single full-lite metal door with metal frame accessed via a small exterior concrete stair. A solid panel is located above the door. This door requires key-card access.
Fully replace with a new full-lite metal-framed door and integrate new hardware into the existing security system and card reader. Ensure code-compliant hardware and weatherization. Restore threshold interface, wall surfaces, and surrounding finishes to previous condition.
• Photos showing new door, panel, frame interface, and restored finishes.
• Security system integration verification.
• Final inspection confirming code-compliant installation.
Main Building/Main Level/East Elevation Door
Single-leaf full-lite metal-framed metal door along the east elevation.
This door uses key-card access. Note: recurring pest intrusion has been reported at this door location.
Fully replace the door with a new Single-leaf full-lite, metal-framed assembly as required. Install code-compliant hardware integrated with the existing security system and card reader. Improve weatherization to mitigate pest infiltration. Restore all adjacent finishes, wall and threshold interfaces.
• Photographs showing new door and upgraded weatherization.
• Confirmation that key-card integration is functional.
• Inspection verifying improved seal and elimination of gaps.
Main Building/Main Level/North Side of West Elevation Door
Double full-lite metal-framed metal doors with sidelights on each side.
No key-card access is required. Existing assembly has alignment and wear issues, including use of rocks to prop doors open.
Fully replace the double-door assembly and sidelights with matching type. Provide new, code-compliant commercial hardware. Restore surrounding concrete, aluminum framing, wall and threshold interfaces as needed. Ensure proper alignment, weatherization, and full operational functionality.
• Photos of new double-door assembly and sidelights.
• Certification that hardware meets ANSI/BHMA Grade 1.
• Final inspection verifying proper alignment and secure operation.
