Summary of Asbestos Good Faith Survey Report
This is a Limited Asbestos Survey Report and supporting documentation for the VA Medical Center at 4815 N Assembly Street, Spokane, WA 99205 (Job #4815 pt.1-CS), conducted by Specialty Environmental Group on behalf of client Aseus Design Group. The survey was performed on January 11th, 17th, and March 7th, 2024, to identify asbestos-containing materials prior to renovation work affecting AHU 10, 18, 20, and 22.
The survey identified regulated asbestos-containing materials greater than 1% across multiple locations including mechanical rooms, HVAC systems, ductwork, wall sealants, insulation, and various coatings. A total of 87 suspect material samples were collected and analyzed using EPA-recommended polarized light microscopy with dispersion staining. Laboratory analysis was performed by Aerobiology Laboratory Associates of Huntington Beach, CA, which holds NVLAP accreditation. Key findings include asbestos-containing materials in yellow duct sealant (2%), white interior HVAC sealant (2-4%), and various wall and duct materials. Lead-based paint testing under RRP regulations detected lead above EPA standards in AHU 20 and AHU 22 plenum areas. The report requires acknowledgment from the property owner or representative that hidden asbestos materials may exist in concealed areas. All materials identified for disturbance must be treated as asbestos-containing until proven otherwise. Additional information resources are provided for Spokane Regional Clean Air, EPA, and Washington State Labor and Industries guidance on materials containing less than 1% asbestos.
