About this file

This Statement of Work (SOW) details a fire door replacement project for the U.S. Embassy in Madrid, Spain. The project involves replacing existing doors on the ground floor and first floor of the Chief of Mission Residence (CMR) with certified fire-rated doors to meet updated fire safety codes and Department of State risk mitigation guidelines. Specifically, the contractor will supply and install nine wooden fire-rated doors for residential areas (with fire ratings of EI2-60 C5 and EI2-30 C5), three metal fire-rated doors for service stairs, and one metal fire-rated maintenance access door.

The project requires replacing doors with new fire-resistant hardware, panic bars, door closers, and smoke seals while maintaining the existing aesthetic. The doors must comply with both U.S. (NFPA 80, NFPA 101) and Spanish/European (EN 1634-1) fire safety standards. The project is scheduled to begin within five calendar days of the Notice-to-Proceed, with the contractor required to submit final door design proposals within 10 days and complete the entire work within 110 calendar days after design approval. The total project involves 13 doors of various sizes and fire resistance ratings, with strict requirements for installation, finishing, and safety compliance.
