About this file
This is an elevator modernization specification document prepared by the State of Colorado, Office of the State Architect, for the Annex Building located at 1375 Sherman Street in Denver, Colorado (Project 2024-024P23-01CA). The scope of work encompasses the modernization of three passenger elevators and one freight/service elevator. The three passenger elevators will be upgraded to operate at 350 feet per minute with 2,500-pound capacity, serving eight to nine floors with stops marked SB, B, 1-7. Key components include replacement of Westinghouse gearless hoist machines with new Permanente Magnet AC gearless units, installation of new microprocessor controllers with A17.1 2022 compliance, new ReGen VVVF motor drive units, and new Hollister-Whitney Type "B" safeties. The freight elevator will retain its 100 feet per minute speed and 4,000-pound capacity while receiving a new PM AC gearless hoist machine, programmable microprocessor controller, new ReGen motor drive unit, and upgraded hoistway components. Both elevator systems will receive new traveling cables, wiring, hall pushbutton stations with LED illumination, digital position indicators, safety edges, and modernized cab interiors with finishes selected by the owner.
The specification document provides a comprehensive equipment summary and outlines work to be performed across the hoistway, machine room, car, pit, and signal fixtures for all four elevators. Notable retention items include existing hoistway door tracks, closers, interlocks, governors (to be relocated), compensation sheaves, oil buffers, and hall lantern faceplates. New installations include Elsco roller guides, Janus 3D safety edges, satin finish bronze car door panels, new flooring with green/black marble design, LED lighting fixtures, and code-compliant inspection stations. The document emphasizes that this summary serves as a general outline and that the complete technical specifications document should take precedence in case of discrepancies. The project document is dated June 12, 2026, and references the current ASME A17.1 2022 code standards for all modernized elevator systems.
