The contractor must contact OEM above and submit their qualifications for acceptance as an OEM approved contractor or apply for the training needed to become a Roof meadows approved contractor.
3.2.1 Requirements to
maintain OEM warranty after two-year establishment period
The green roof must be maintained by a service provider accepted by OEM.
Green roof maintenance Contractor must demonstrate compliance with OEM Maintenance Plan.
3.2.2 Watering The plants selected for this project are drought tolerant. In fact, growing conditions for These plants will be optimum when they are exposed to episodes of media desiccation.
By keeping the surface of the media dry, it will also be easier to minimize the germination of weed seeds. The media is intended to optimize the use of applied rainfall.
Following the establishment of the cover, further irrigation is discouraged. However, in conditions of sustained drought, hand watering may be undertaken at the discretion of the service provider. Frequent watering will be detrimental to the vegetated cover and shall be avoided.
3.2.3 Fertilization Regular fertilization of the green roof is as recommended by OEM. Soil tests shall be conducted each year in the fall to assess plant nutritional requirements.
Laboratory reports should be copied to the Contracting Officer. Ideal total soluble nitrogen (nitrate plus ammonium) levels, using the saturated paste methodology, for These plantings fall in the range of 1.5 to 5 ppm. Do not fertilize if soil test shows total soluble nitrogen levels exceeding 5 ppm. The nutrient applications shall be made in early spring or fall. Over-fertilization can seriously disturb the green roof.
3.2.4 Gardening Two documented maintenance visits each year are required for compliance with the OEM Maintenance Plan – one during early June and again during late September when conditions are conducive to weed germination and establishment. Thorough weed removal at these times is required.
Patches of bare media shall be covered by distributing cuttings taken from adjacent plants or by separating and transplanting healthy plants. Sedum cuttings should be at least one inch long and should preferably include some ‘air roots.’ Cuttings will set best in the early spring and late fall, but can be planted at any time except when the temperature is below freezing. A light dusting of compost may accelerate growth.
Indications of a system upset shall be reported to the Contracting Officer and the OEM within 30 days of the previous maintenance visit. Examples of upsets include a) large bare spots, b) colonization of the green roof by annual grass, moss or weeds, c) high mortality rates for one or more plant species, d) loss of media to wind scour, or e) perennially moist or spongy areas.
Weeding should be by hand pruning or, as appropriate, hand weeding. Immature extensive green roofs are particularly vulnerable to colonization by annual grass, especially crabgrass. A pre-emergent crabgrass treatment may be advised. Under no circumstance shall the following proscribed activities be undertaken:
Digging or use of pointed or sharpened tools (i.e., trowels, shovels, spades, weeders, hand cultivators, etc.)
Use of lawn staples or stakes for any purpose, including the tethering of tarps or erosion mats
Mowing or scything
If there is any concern that damage has been done to the underlying waterproof system as result of maintenance activities, report the nature of the event to the Contracting Officer and the OEM within 24 hours.
3.2.5 Drainage As part of each maintenance visit, the drain outlets (scuppers) shall be inspected to make certain that they are free from clogging or obstructions. Correct any problems and report them to The Contracting Officer and the OEM. Evidence of periodic pooling of water following rainfall events or of surface runoff across the surface of the cover shall be immediately reported.
3.2.6 Traffic, Winter
Maintenance, and Waterproofing
This roof is not designed for pedestrian access. Foot traffic associated with maintenance activities shall be kept to a minimum.
All plant varieties in the cover system are winter hardy. No special requirements apply to winter protection. During each maintenance visit, examine exposed components of the waterproofing system, including flashings and counter-flashings. Report any damage or deterioration within three (3) days of the maintenance visit to the KO and to the NAVFAC Facilities Maintenance Services.
3.2.7 Documentation Each maintenance visit shall be documented using Maintenance Report forms provided by The Contracting Officer. Completing the Maintenance Report includes a) inventorying the plant, b) photographing the green roof, (c) describing maintenance activities, including any corrective measures, d) assessing the condition of the plants, and e) inspecting any exposed portions of the waterproofing system for damage or irregularities. A copy of each Maintenance Report shall be sent to the Contracting Officer, NAVFAC Facilities Maintenance Services, and the OEM.
3.2.8 Metal
Components and Vegetated Roof Accessories
Vegetated roof systems incorporate specialized sheet metal components designed to allow water flow while retaining the growing medium and vegetation. In general, pay careful attention to the condition of the metal including rust, wind deformation and joint integrity. Note any resulting stressed roof areas.
Flow-through Gravel Stops. Inspect the perforated face of the edge system to ensure that the holes are not clogged by soil, roots, or debris.
Separator Components. Inspect the joints of the separator metal to ensure that the joint covers are intact. If necessary, temporarily remove pavers or ballast to inspect the outside face of the metal separator component. Remove soil and debris that may collect at the bottom of the separator due to "wash out" from the drainage media.
