RENOVATE BUILDING 892

STATEMENT OF WORK

23 January 2019

A. ARCHITECTURE:

1. RENOVATE EXISTING BUILDING 892 - Limited renovation of an existing 4,000gsf facility. Envelope work will consist of replacement of metal roof system.

Interior renovation will be limited to replacement of architectural finish systems, and toilet accessories.

2. NEW BUILDING 892B - A new 8,300gsf facility, with envelope consisting of a standing seam metal roof and brick masonry veneer walls. Interior systems primarily, metal stud/gypsum wall board walls. Note that many of the facility walls and doors will comply with ICD/ICS 705 security standards.

B. INTERIOR:

1. The interior finishes for the new building consists of acoustical ceiling tile including a moisture resistant tile for wet areas, impact resistant acrylic corner guards, porcelain tile on flooring and walls, electrostatic dissipative tile in COMM rooms, fiber reinforced panels for wall protection in Janitor's Closet, urethane grout, luxury vinyl tile planks, painted walls, trim and ceilings, plastic laminate casework, thermoplastic rubber wall base, high density polyethylene toilet partitions, solid surface counter tops and factory stained wood doors. The furniture and furnishings shall be contractor furnished and installed and all equipment shall be government furnished and installed unless noted otherwise.

2. The interior finishes for the renovated building consists of acoustical ceiling tile including a moisture resistant tile for wet areas, porcelain tile flooring and walls, electrostatic dissipative tile in COMM room, urethane grout, luxury vinyl tile planks, painted walls and trim, thermoplastic rubber wall base, high density polyethylene toilet partitions and solid surface counter tops, horizontal metal window blinds and window sills. The existing systems furniture and modular walls shall be removed, stored and re-installed by the general contractor with the exception of Conference 106 & Office 105.

C. STRUCTURAL:

1. The proposed renovation project includes light renovation of the existing facility.

This light renovation will not trigger a major investment; therefore, existing structure will not be required to meet AT/FP requirements.

2. A new single story structure shall be constructed adjacent to the existing building to meet user requirements. The new structure shall consist of metal deck bearing on light gage trusses, with the trusses bearing on CMU reinforced walls. The lateral force resisting system will consist of CMU shear walls. It is anticipated that the structure shall bear on a shallow foundation system.

D. CIVIL:

1. The project includes stormwater system construction, paved parking and sidewalk construction, potable and fire water supply construction and sanitary sewer extension.

E. MECHANICAL:

1. Provide mechanical support for the renovation of Building 892 and the addition of the new SAPF facility on the existing site behind 892. Mechanical support will include the design of the HVAC replacement in the existing 892 facility and the design of a new system to serve the new SAPF facility.

F. PLUMBING:

1. New work in existing Bldg 892 is limited to replacing existing fixtures.

Accommodations for the new building (SAPF Facility) were to provide waste and water for new restrooms, janitor's room, water cooler and break room. A new Electric water heater was provided.

G. FIRE PROTECTION:

1. Provide Fire Protection Engineering support for the addition of the new SAPF facility on the existing site behind 892. Fire protection Engineering support will include the design of a new fire alarm/mass notification, and fire sprinkler system for the new SAPF facility.

H. ELECTRICAL:

1. Install a new electrical service from a new pad mount transformer to the new facility and reworking the existing electrical service to Building 892. All primary work will be performed by Chelco. New lighting and power will be installed in the new facility. The lighting will be LED type. Emergency lighting and exit signs will contain battery backup. There will be a blue light system installed. Receptacles will be installed in general areas and adjacent to all communications outlets.

I. COMMUNICATION:

1. Install new outside plant communications fiber from Bldg 880 to the new facility.

New backbone will also be installed to Bldg 892B and 897. There will be a government and user comm room. The government comm room will contain NIPR and SIPR. The user comm room will contain the users secure networks. NIPR will be Cat 6 ScTP and all other networks will be fiber. All NIPR and SIPR work will be installed per 96CS requirements.

J. SECURITY:

1. Install new access control (ACS), intrusion detection (IDS) and CCTV system. The ACS will entail card readers (with and without keypads) and lockouts throughout.

The IDS will entail BMS and motion sensors. The IDS must be compatible with Advantor. The CCTV camera will monitor the mantrap and have a display for visual verification.
