The contractor must provide all materials, labor, transportation, equipment, tools, services, expertise, supervision, and incidentals necessary to complete the work. The contractor bears responsibility for all Lock-Out-Tag-Out procedures and must provide at least a one-year warranty on all labor and new materials. Work must comply with current applicable State, AFI, ETL, NFPA, and Unified Facility Criteria Standards, as well as OSHA and ISO 9001 quality management requirements. The Contracting Officer's Representatives must receive written notice at least 15 calendar days in advance of any interruptions to building utilities or services.

Performance Work Statement
Project Title: B457 PMEL AHU Coil Replacements NexGen Work Task #: 17984068
1. Objectives:
The Contractor shall procure and replace cooling and heating water coils for the AHU serving PMEL spaces in B457.
2. Conditions:
The existing coils are broken due to damage from freezing. The existing AHU is a Daikin model CAH017GDCM (S/N FBOU210100282), with coils of model 5WL1106B-024, part# 619153312. The unit has 2 hot water coils (rated 211 MBH at 6690 cfm and 13.6 gpm) and two chilled water coils (rated 249 MBH at 6690 cfm and 59.4 gpm).
3. Project Requirements
• The Contractor shall visit site before starting any work to verify existing conditions space requirements in work areas.
• The Contractor shall disconnect the CW and HW piping and ancillary equipment as required for access from the AHU coil connection points and move it out of the way, ready to be reinstalled after coil replacement.
• The Contractor shall remove and replace the CW and HW coils with like-for-like coils (in terms of capacity, performance, and fit/dimensions).
• The Contractor shall reconnect the CW and HW piping and ancillary equipment.
• The Contractor shall provide start up testing to prove satisfactory installation and capability of the new coils and piping connections.
• The Contractor shall be responsible for all Lock-Out-Tag-Out (LOTO) requirements. The
Government shall provide assistance with system operation to allow the work and testing.
• The Contractor shall provide at least a 1-year warranty on all labor and new materials.
• The Contractor shall clean up and dispose of all removed equipment and project waste from the replacements, as well as any trash generated from the work. Refuse shall be disposed of off-Base in accordance with Offutt AFB Environmental Special Conditions section 01 57 19.
4. Other General Requirements:
The contractor shall furnish all material, labor, transportation, equipment, tools, services, expertise, supervision, and incidentals required to fulfill the requirements of this contract. No alterations, additions, or deletions shall be made unless by prior approval of the government Project Manager and the government Procuring Contract Officer (PCO). The work shall conform to the most current applicable State, AFI, ETL, NFPA, and Unified Facility Criteria Standards. Work shall be completed in a neat, substantial, and competent manner. All personnel shall abide by all industry safety standards, such as OSHA, and the Contractor shall provide all required PPE. The contractor shall perform quality assurance activities that conform to the quality assurance processes outlined in International organization of Standards (ISO) 9001, Quality Management Systems. The Contractor shall use PWS requirements.
The Contractor shall coordinate with the Government for needed system operation to allow the work and subsequent testing on the pump. The Contractor shall provide their own lock-out-tag-outs as needed.
During repair, the Government will occupy the existing facilities. The contractor shall not restrict nearby pedestrian or vehicular traffic and shall coordinate with the Contracting Officer’s Representatives to facilitate usage. The Contracting Officer’s Representatives shall be notified not less than 15 calendar days in advance of any interruptions in building utilities / services, which will be described in writing.
