Multiplier for TEC New Automatically calculated on Construction Cost Estimate tab Adjusted to the defined construction award year and applied for New Construction costs to calculate the Full SCIP Cost Estimate.
The Multiplier for TEC New Construction includes costs for utilities sitework, sitework improvements, site clearance and demolition, central utility plant, specialized equipment allowance, renewable energy, pre-design development allowance, technical services, contingency reserves, utility and other agreements, construction management, and market condition allowance. The published Multiplier for TEC in the CFM Cost Guide also includes parking; however, to better estimate project parking costs, the parking portion of the multiplier was excluded from this template. Users are required to enter the number of parking spaces (garage and surface) for the project in the cost estimate to offset this exclusion.
A detailed breakdown of the multiplier is located on the Multiplier for TEC tab.
Multiplier for TEC Reno Automatically calculated on Construction Cost Estimate tab Adjusted to the defined construction award year and applied for Renovation costs to calculate the Full SCIP Cost Estimate.

| Step 1: Navigate to the LoopNet website |
| Step 2: Enter your city and state in the search box at the top left of the screen |
| Step 3: Ensure the "For Lease" drop down is selected within the drop-down box to the right of the city/state entry |
| Step 4: Use the 'Space Use' drop-down menu to select 'Office' (please do not use 'Medical' as the adjustment in Row 29 accounts for the difference between office and medical spaces |
| Step 5: Find what appears to be an average or median NNN annual lease rate/RSF and use it as the Unadjusted Market Average NNN Rent in cell C26 |
| Step 6: If you are unable to find a average or median lease rate, please search nearby areas and use the Delineated Market Adjustment to modify the rate |
| Most Loop Net listings will fall under 3 Categories: |
Fully Serviced (sometimes Gross) - Rent covers all costs associated with the property, including the actual rent, taxes, insurance, utilities, maintenance, and janitorial.
Net Leases - Base rents are lower, but do not include some items covered by Full Service agreements. The most common is Triple Net (NNN), or net-net-net lease. In these agreements, the tenant pays, in addition to their base rent, all or part of the three nets; property taxes, insurance, and common area maintenance (CAM).
Modified Gross Lease - A medium between Net and Full Service leases. Some expenses are included in the lease, but utilities are usually paid by the tenant (though utilities can often be combined dependent on the building’s metering).
