About this file
This document is a comprehensive specification document for the Consolidate Intensive Care Unit (ICU) construction project at Salem VA Medical Center in Salem, Virginia (Project #658-317). The specifications establish technical requirements for approximately 10,115 square feet of new ICU patient care space constructed over existing primary care clinic space, plus approximately 5,500 square feet of existing ICU renovation to consolidate intensive care units at the facility.
The specifications cover all building systems and trades required for the project, organized into multiple divisions addressing fire suppression systems (wet-pipe sprinkler systems), plumbing (facility water distribution, domestic water pumps, sanitary and vent piping, storm drainage, plumbing fixtures, vacuum systems, gas systems, and chemical waste systems), and HVAC systems (common work results, motor requirements, noise and vibration control, testing and balancing, insulation, and direct-digital controls). For plumbing, all materials must be lead-free and NSF-certified for potable water systems, with copper tubing and bronze fittings specified for most applications. The HVAC section requires BACnet-compliant direct-digital control systems capable of stand-alone operation, with distributed controllers sharing data across the network. All control devices must be BTL-Listed and conform to ASHRAE Standard 135. The fire suppression system must be hydraulically calculated per NFPA 13, with a licensed Virginia fire sprinkler contractor performing installation and a third-party verifier conducting final testing. Contractors must provide submittals including shop drawings, equipment data, operation and maintenance manuals, as-built documentation, and commissioning documentation. The specifications emphasize quality assurance through equipment service providers located within 100 miles capable of responding within four hours for emergencies, with all major equipment items being standard products with proven track records on comparable projects. Work must maintain operations and environmental controls in the existing occupied facility, coordinate with other trades, and include comprehensive testing, balancing, and operator training prior to final acceptance.
