About this file

This is a project specifications document issued by the Bureau of Land Management (BLM) for the Canyon Creek Stage Station, a historic structure rehabilitation project. The specifications establish detailed requirements for fabrication and installation of four exterior entry doors and five single-hung wood windows, along with associated repairs and finishing work, all performed in compliance with the Secretary of the Interior's Standards for the Treatment of Historic Properties.

The work scope includes: masonry repair at four door thresholds using ASTM C270 Type N or O mortar compatible with existing historic mud mortar; fabrication of doors and windows from Sapele Mahogany (or approved equal) with specific dimensions (doors 36" x 80", windows 38" x 62") fabricated to field-verified measurements due to historic settlement and lack of plumb/square openings; installation of 28-gauge galvanized steel flashing at door and window heads and 24-gauge at window sills; interior raised paneling in Pine C & Better Select; tempered glass glazing in windows with brass antique hardware including sash bolts and locking stops; galvanized fasteners for all exposed exterior millwork; polyurethane caulking sealants; and finish painting with alkyd primer and two coats of high-performance acrylic latex topcoat in white. The contractor must submit scaled shop drawings, product data, mortar and concrete mix designs, color samples, and hardware schedules for BLM approval prior to work execution. All work requires temperature control (40°F to 90°F), photographic documentation of existing conditions, 72-hour mortar curing with moisture maintenance, field verification of all openings prior to fabrication, and BLM inspection at progress milestones for Standards compliance. The contractor must supply all water on-site and provide complete as-built documentation including photographs and installation dates upon project completion.

SECTION 01 35 91 — HISTORIC TREATMENT PROCEDURES

PART 1 — GENERAL

1.1 SUMMARY

A. This section establishes procedures for work on the Canyon Creek Stage Station, a historic structure, to ensure compliance with the Secretary of the Interior's Standards for the Treatment of Historic Properties.

1.2 REFERENCES

A. Secretary of the Interior's Standards for the Treatment of Historic Properties (Attachment 1).

1.3 SUBMITTALS

A. Acknowledgment of "Secretary of the Interior's Standards for the Treatment of Historic Properties" Checklist (Attachment 1).

B. Cut sheets and product data for all materials, governing contract clause and Statement of Work.

C. Photographic documentation of existing conditions prior to start of work, at each of the four door openings and five window openings.

1.4 QUALITY ASSURANCE

A. As specified in the Statement of Work.

PART 2 — PRODUCTS Not used

PART 3 — EXECUTION

3.1 GENERAL REQUIREMENTS

A. Field verify all door and window openings prior to fabrication; openings are not guaranteed plumb or square due to age and settlement of the structure.

B. Do not remove or alter historic components (rock walls, existing plaster lines, existing framing) beyond what is required to install new doors, windows, and associated trim.

C. Deteriorated historic material shall be repaired rather than replaced wherever feasible, consistent with Attachment 1.

3.2 DOCUMENTATION OF NEW WORK

A. Any new work should be noted on the as-builts with the date of installation and installer identity for any future renovation work.

B. Submit final documentation package (scaled shop drawings, photographs, plan/elevation drawings created during the work) to the COR upon completion.

3.3 INSPECTION

A. BLM COR shall inspect work for Standards compliance at progress milestones and prior to final acceptance. Work found to deviate from the Standards shall not be paid until corrected.

SECTION 04 01 40 — MAINTENANCE OF MASONRY

PART 1 — GENERAL

1.1 SUMMARY A. This section covers repair of existing masonry thresholds at the four door openings, and any incidental masonry repair required for door/window installation.

1.2 SUBMITTALS

A. Mortar mix design for review and approval prior to any masonry repair work.

B. Concrete mix design for review and approval prior to concrete sill placement.

PART 2 — PRODUCTS

2.1 MORTAR

A. Mortar shall be compatible in composition, strength, and appearance with existing historic mortar (mud mortar reinforced with horsehair) per Attachment 1's material-compatibility requirement.

B. Rebuilding (Setting) Mortar Standard: ASTM C270, Type N or Type O (softer, more permeable types appropriate for use near soft historic lava rock and mud mortar — do NOT use a hard portland-cement-heavy mix).

C. Match color, texture, and softness of existing mud mortar as closely as practical within the constraints of the ASTM C270 type selected. Submit mortar sample for BLM COR and Archeologist (SME) approval prior to full-scale repair.

2.2 CONCRETE

A. Mix Design (Concrete Sill @ Door):

· 28‑day compressive strength: 4000 psi

· Slump: 4–5 inches

· Air content: 4–6%

· Aggregate size: ⅜" pea gravel

· Fibers: Micro‑synthetic fiber reinforcement, 1.5 lb per cubic yard

PART 3 — EXECUTION

3.1 PREPARATION

A. Field verify condition and extent of deteriorated masonry at each of the four door thresholds prior to repair.

B. Contractor to supply all water per SOW (no water available on site).

C. Perform masonry repair only when air temperature is between 40°F and 90°F and is predicted to remain so for at least 3 days following completion of the work, unless otherwise approved by the COR.

3.2 REPAIR

A. Remove only deteriorated masonry necessary to receive new door hardware and framing.

B. Repair masonry to match existing thickness, texture, and coursing.

C. Protect adjacent existing rock wall surfaces during repair work.

D. Curing: Cure mortar by maintaining in a thoroughly damp condition for at least 72 consecutive hours after placement, including weekends and holidays.

E. Hairline cracking within the mortar or mortar separation at the edge of a joint is unacceptable; completely remove and repoint any such areas.
